Gardien(ne) d’immeuble logé(e) H/F – secteur Méru (60)

About the role

Laessa is a social housing and urban development actor operating in the Beauvaisis urban community and the Oise, Somme, and Val d'Oise departments. Recently associated with the Arcade VYV Group, Laessa manages over 3,000 housing units with an investment plan focused on rehabilitation and new construction. The company actively works to diversify its offerings and develop homeownership. With 48 employees dedicated to tenant satisfaction and service quality, the Client Department is seeking a live-in building caretaker for the Méru site (165 units).

Responsibilities

Under the supervision of your local manager, you will perform the following tasks on the Méru site. Presence on site is required Monday through Friday and every other Saturday.

• Hygiene, cleanliness, and living environment: Directly ensure thorough cleaning of common areas, garbage rooms/containers, and outdoor surroundings. Manage household waste disposal and oversee selective sorting compliance. Manage stock and supply of cleaning products and equipment for your sector. Monitor the quality of services provided by external companies (in case of partial services or replacements).
• Maintenance, technical oversight, and safety: Monitor the technical condition of the property to ensure the safety of assets and people. Follow up on maintenance work and technical management. Perform minor repairs and routine interventions in common areas yourself (changing light bulbs, maintaining door closers, high-pressure cleaning, etc.). Work in synergy and as a team with other caretakers in the sector as needed.
• Client relations and local property management: Actively participate in apartment marketing (sales visits, courtesy visits). Welcome new tenants, conduct pre-visits, and carry out check-in and check-out inventory inspections. Serve as the primary point of contact for residents: inform them about building life, handle and direct their complaints. Distribute official documents and carry out initial recovery actions with tenants in arrears (from the start of the debt until handover to the legal department at headquarters).
• Residence life: Participate in preventing and resolving neighbor disputes. As a live-in caretaker on site, you may be called upon to intervene occasionally in emergencies outside your contractual working hours.

Qualifications

• CAP Gardien d'Immeubles or experience in a similar position
• Computer literacy and proficiency with IT tools (essential)
• Valid driver's license and own vehicle (essential)
• Availability, rigor, and discretion
• Autonomy and dynamism
• Interpersonal skills and customer service orientation

Pay

Between €25,900 and €27,000 depending on experience, paid over 13 months, plus various benefits.

Schedule

40 hours per week (every other Saturday worked).

Benefits

A T5-type collective housing unit will be provided on site (after the probationary period).
