About the Role
The Floating Maintenance Technician performs a wide range of apartment and property maintenance tasks as directed by the maintenance supervisor or property manager, ensuring high standards of customer service and property appearance.
Responsibilities
- Perform repairs to electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds maintenance following state guidelines.
- Handle general carpentry duties: wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair.
- Conduct proactive preventative maintenance on siding, painting, lighting, sprinkler systems, pools, golf carts, elevators, and other property elements.
- Maintain the work order system by ensuring timely completion of orders to company standards and resident satisfaction.
- Inspect property grounds, buildings, and common areas to uphold safety, cleanliness, and identify maintenance needs.
- Assist with property emergencies, including snow removal and other inclement weather situations, fires, and floods.
- Communicate promptly with maintenance leadership regarding all property maintenance issues.
- Adhere to safety and risk management protocols per local, federal, state, and company regulations.
- Participate in emergency on-call/after-hours maintenance assignments, meeting response time requirements.
- Maintain high standards of cleanliness and curb appeal, interacting courteously and professionally with residents and potential residents.
- Build positive, collaborative relationships with residents, other properties, and associated agencies.
- Uphold a professional demeanor and appearance, promoting the same within the team.
- Follow all components of the company’s risk management program.
Requirements
- High school diploma or equivalent required.
- At least one year of experience in property management or a related field.
- General maintenance and carpentry skills.
- Valid driver’s license, clean driving record, and current auto insurance.
- Ability to read, write, and understand English.
- Proficiency with general office equipment (telephone, fax, printer, copier, key track system).
- Excellent customer service and interpersonal skills.
- Strong organizational, time-management, and multitasking abilities.
- Basic mathematical skills.
- Ability to handle difficult situations involving angry or upset individuals.
- Maintain confidentiality and professional appearance in compliance with uniform policy.
- Complete and pass Avenue5’s Fair Housing, Diversity, and Inclusion Training within the first 30 days.
Pay
$23 to $24 per hour.
Schedule
Monday-Friday or Tuesday-Saturday.
