About the Role
Greystar has an immediate opening for an experienced Leasing Manager to support West Edge and additional communities within our Seattle portfolio. This role plays a critical part in achieving the community’s revenue, occupancy, resident retention, and leasing goals by managing marketing, advertising, sales activities, and the leasing team.
Responsibilities
- Ensure achievement of the community’s revenue and occupancy goals by directing marketing, advertising, and sales activities, overseeing on-site traffic, and monitoring day-to-day leasing operations.
- Develop and implement short- and long-term marketing plans, including creative strategies for pricing, concessions, leasing incentives, and advertising to sustain occupancy.
- Oversee print and internet advertising strategies, leveraging technology to promote the community and track leasing performance through property management software.
- Collaborate with the maintenance team to maintain the community’s appearance and safety, inspecting “ready” units and using merchandising techniques to enhance salability.
- Actively participate in the leasing process, including generating and monitoring traffic, qualifying prospects, preparing lease documentation, and completing move-in procedures.
- Review and analyze financial reports, shop reports, traffic and closing ratios, and other operational data to identify and resolve leasing performance issues.
- Present marketing and leasing strategies and results to clients, owners, and business managers.
- Oversee the lease renewal program, including resident communications, renewal functions, and move-out assistance.
- Respond promptly and professionally to resident and client/owner concerns and questions.
- Supervise the leasing team by hiring, training, and managing performance in alignment with company policies and values.
Requirements
- Previous multi-family leasing experience; luxury high-rise experience preferred.
- Proficient in MS Office Suite; experience with property management software (Yardi/One Site) is a plus.
- Strong communication skills to effectively sell apartment features, complete legal documents, and address resident questions.
- High level of professionalism in manner and dress.
- Required licenses or certifications as mandated by state and local jurisdictions.
- Valid driver’s license to operate a golf cart on property.
Physical Demands
- Ability to stand, walk, and/or sit for extended periods, and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
- Capable of working indoors and outdoors in all weather conditions (rain, snow, heat, hail, wind, sleet).
- Must be able to push, pull, lift, or carry up to 25 pounds independently and 50 pounds with assistance.
- Flexible work schedule, including evenings, weekends, holidays, and occasional travel to assist other properties or attend meetings.
Pay
The hourly range for this position is $25.00 - $28.00. Additional compensation may include weekly, monthly, or quarterly bonus programs based on individual and company performance.
