Floating Leasing Consultant - Williamsburg, VA

Essential Responsibilities

• Greet and qualify prospects, conduct community tours, process applications, perform credit screenings, and conduct criminal background checks.
• Prepare leases and move-in packages, and ensure smooth move-ins and lease signings.
• Inspect apartments before move-in and address any outstanding items with the maintenance team.
• Stay informed about market conditions and develop marketing plans to sustain occupancy.
• Execute marketing activities, including resident referral and employer outreach programs, and follow community-specific marketing plans.
• Use on-site property management software to track availability, record activities, manage data, and maintain show units.
• Follow up with prospects and new residents to ensure satisfaction through communication methods like email, thank-you notes, and phone calls.
• Prepare and execute lease renewal programs, including letter preparation and contact scheduling.
• Respond to resident and client inquiries promptly and take action to resolve issues.

Organizational Responsibilities

• Maintain compliance with regulatory requirements, organizational standards, and operational processes.
• Report violations or infractions to appropriate individuals.
• Apply knowledge of safety techniques to prevent accidents and report any issues.
• Identify areas for improvement and offer suggestions to enhance efficiency, profitability, and productivity.

Working Conditions

• Frequent exposure to outside elements, including temperature, weather, odors, and hazards.
• Physical demands include standing, walking, sitting, lifting up to 20 pounds independently and up to 50 pounds with assistance.
• Routine, local travel may be required for training, market research, or other tasks.
• A flexible work schedule, including weekends and holidays, is expected.

Required Licenses or Certifications

• All licenses and certifications required by State and Local jurisdictions.
• Valid driver’s license for operating a golf cart on property.
