About the Role
The Floating Assistant Maintenance Supervisor is responsible for the day-to-day maintenance operations and physical upkeep of assigned properties, ensuring compliance with Avenue5 policies, standards, and all local, state, and federal regulations. This role also ensures adherence to the company’s risk management program.
Responsibilities
- Perform various maintenance functions, including repairs to electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds maintenance as dictated by state guidelines.
- Perform general carpentry duties such as wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair.
- Conduct proactive preventative maintenance, including siding, painting, lighting, sprinkler systems, pools, golf carts, elevators, and more.
- Maintain the work order system by verifying all orders are completed in a timely manner to company standards and resident satisfaction.
- Conduct daily inspections of property grounds, buildings, and common area amenities to maintain safety, cleanliness, and identify maintenance or repair needs.
- Assist with managing property emergencies, such as snow, inclement weather, fires, and floods.
- Communicate promptly with the maintenance supervisor and property manager regarding all maintenance issues.
- Observe and promote safety and risk management in accordance with local, federal, state, and company rules and regulations.
- Monitor response times for emergency on-call/after-hours maintenance assignments and participate in the on-call rotation as necessary.
- Maintain high standards of cleanliness and curb appeal to promote customer satisfaction and interact courteously with residents.
- Foster positive, collaborative relationships with residents, other properties, and associated agencies.
- Conduct pre-move-in and post-move-out apartment inspections and ensure timely completion of quality unit turns.
- Act as a mentor to the maintenance team and maintain a professional demeanor and appearance at all times.
- Adhere to all components of the company’s risk management program.
- Complete special projects as assigned by the maintenance supervisor or property manager.
Requirements
- High school diploma or equivalent is required.
- Minimum two years of experience in the property management industry or a directly related field.
- General maintenance and carpentry skills.
- Must maintain a valid driver’s license, clean driving record, and current auto insurance.
- Ability to read, write, and understand English.
- Proficiency with general office equipment, such as telephones, fax machines, printers, copiers, and key track systems.
- Excellent customer service and interpersonal skills with the ability to relate to others.
- Strong organizational and time-management skills, with the ability to multitask.
- Ability to perform basic mathematical functions.
- Ability to cope with and defuse situations involving angry or difficult people.
- Must maintain confidentiality and a professional appearance, complying with the prescribed uniform policy.
- Must comply with all safety requirements.
- Required to complete and pass the Avenue5 Fair Housing, Diversity, and Inclusion Training within the first 30 days of employment.

Pay
$24 to $26 per hour.
Schedule
Monday–Friday.
