ESSENTIAL DUTIES AND RESPONSIBILITIES
- Travel between assigned communities as directed to provide maintenance coverage, support staffing gaps, and assist with project workloads.
- Adapt quickly to the systems, layouts, and priorities of each property covered, maintaining consistent service standards across locations.
- Diagnose, service, and repair HVAC systems, including refrigerant handling, in accordance with EPA and manufacturer requirements.
- Perform skilled repairs and maintenance in plumbing, electrical, appliances, carpentry, and general building systems.
- Collaborate with on-site maintenance teams to address complex maintenance challenges.
- Assist in prioritizing and completing maintenance requests, repairs, and preventive maintenance tasks at the assigned property.
- Ensure timely resolution of maintenance issues to maintain resident satisfaction.
- Provide day-to-day direction and on-the-job training to maintenance technicians at the properties covered, in coordination with the on-site Maintenance Supervisor and Regional Maintenance Director.
- Foster a collaborative work environment, promoting teamwork and open communication.
- Assist in preparing vacant units for new residents by completing repairs, replacements, and improvements.
- Ensure units are move-in ready, addressing HVAC, plumbing, electrical, painting, and other maintenance needs.
- Respond to maintenance emergencies promptly, diagnosing issues and implementing solutions to ensure resident safety.
- Participate in after-hours and on-call rotation, including 24/7 response for emergency calls at assigned properties.
- Collaborate with external contractors and vendors for specialized repairs and projects, ensuring quality work and timely completion.
- Coordinate vendor activities and oversee work performed by external parties as directed.
- Adhere to safety protocols, follow property policies, and comply with building codes and regulations.
- Maintain a safe work environment and promote a culture of safety within the maintenance team.
- Inform appropriate supervisors of any observed hazard or potentially dangerous situation for residents, team members, guests, and others.
- Maintain accurate records of maintenance activities, repairs, materials used, and work orders.
- Absorb and document preventive maintenance tasks and inspections.
- Aid in managing maintenance supplies and materials, ensuring availability and proper organization.
- Help track inventory levels and reorder supplies as needed.
EDUCATION / EXPERIENCE
- High school diploma or equivalent; trade school certification or relevant vocational training preferred.
- Minimum 2 years of multifamily or residential maintenance experience.
- EPA Section 608 (HVAC refrigerant handling) certification required.
- Formal HVAC technician certification (e.g., trade-school HVAC program, NATE, or equivalent) required.
- Valid driver's license and reliable transportation required for travel between properties.
