Facility Supervisor - 2nd (or Split) Shift

Schedule flexibility required: this role supports a newly opening distribution center. Final placement will be on either 2nd Shift (~3:45 PM – 12:15 AM) or a Split Shift (~11:00 AM – 7:30 PM), depending on business demand. Initial training may take place on 1st Shift before transitioning to the permanent schedule as new facility operations scale.

About the role

The primary role of the Facilities Management function is to efficiently manage the operation of ResMed's facilities to minimize operational and life cycle costs. Key deliverables include providing safe, effective, efficient, and responsive services to all areas of the business, covering facility, production, and IT services. This includes asset and maintenance management of electronic and software-based technological systems required to manage and monitor buildings, plant, equipment, and services for staff, visitors, and contractors.

The Facilities and Maintenance Supervisor will play a pivotal role in managing the design, planning, construction, and maintenance of equipment, machinery, buildings, and other critical components in ResMed facilities. This role will budget, coordinate, and schedule all facilities-related work, including building maintenance and modifications, equipment acquisition, installation, and maintenance, while focusing on responsibly managing all equipment, materials, labor, and other related costs. This role will collaborate with cross-functional teams and promote a “business partner” approach with the Operations team and other stakeholders.

Responsibilities

• Primary responsibility for deploying and managing all facilities-related activities through ResMed's CMMS (computerized maintenance management system). Act as the subject matter expert in the CMMS by:
  • Working with facility technicians and coaching them in the proper use of system capabilities, focusing on work orders and asset management
  • Ensuring work orders are properly prioritized, completed as planned, with time and costs captured
  • Leveraging CMMS scheduling capabilities to manage all demand maintenance, preventative maintenance, and spare parts inventory
  • Developing relevant reporting based on CMMS data (e.g., technician productivity, equipment uptime, MTBF, MTTR)
• Oversee and direct facilities personnel and contractors engaged in conveyor systems repair and maintenance, and all building services and infrastructure, including electrical, mechanical, plumbing, HVAC systems, security, pest control, and janitorial services.
• Manage facilities personnel, including interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
• Manage facility expenses, ensuring spending is reasonable, provides value, and aligns with the budget and forecast.
• Ensure all facilities meet health and safety requirements and comply with local, state, and federal legislation.
• Partner with the Operations team to plan future capacity by forecasting facility needs and requirements based on revenue growth and product mix.
• Partner with the Facilities Manager in establishing metrics, defining schedules, and managing equipment and spare parts inventory.
• Develop and streamline training tools and procedures for all facilities-related needs.
• Plan and schedule all facilities-related repairs and renovations utilizing cost estimates, bid sheets, layouts, and contracts for construction and services.
• Inspect contractor work and installation progress to ensure conformance to specifications and requirements.
• Act as liaison to public utility, environmental, safety, and energy agencies.
• Lead change management to ensure minimum disruption to core activities.
• Responsible for setup and breakdown of meeting rooms.
• Maintain adequate inventory of sanitary and break area supplies.
• Manage space assignments, including office moves and modifications, ensuring work areas are properly equipped.
• Be on call 24/7 to respond to emergency calls.
• Support other departments as directed by the Facilities Manager to provide furnishings and other needs for special functions.

Requirements

• Strong knowledge of engineering concepts, including MEP (mechanical, electrical, plumbing) systems
• Working knowledge of conveyor and material handling control systems utilizing PLCs, barcode scanners, photo eyes, etc.
• Ability to interpret schematics, blueprints, and construction drawings

• Competent in problem-solving and decision-making
• Strong negotiating skills
• 5+ years' experience in a Facilities leadership role
• Bachelor's degree in a related field, or equivalent level of education, experience, and technical certifications
• Mechanical and electrical hands-on experience
• Working knowledge of Microsoft Office applications
• Knowledge and experience in current warehouse system controls (e.g., WMS, WCS, BMS)
• Experience in a distribution facility

Work Environment

Distribution warehouse environment. The role involves sitting, walking, and occasionally kneeling, crouching, crawling, and lifting up to 40 lbs. The noise level in the warehouse is usually moderate to high. Must be flexible to work varying schedules, hours, and overtime as needed.
