Job Responsibilities

  • Responds to emergency and non-emergency repair calls regarding HVAC, plumbing, electrical, roofing, structural, locks, automatic gates, and overhead doors.
  • Participates in repair and maintenance duties.
  • Works with contractors as needed.
  • Affords assistance with assigned tasks.
  • Maintains inventory and purchases building maintenance supplies.
  • Attends safety and OSHA compliance meetings.
  • Attends training sessions as required.
  • Installs and makes repairs to HVAC, plumbing and electrical apparatuses.
  • Performs small commercial construction activities.
  • Performs custodial duties as needed.
  • Performs other related duties as assigned.

Qualifications

  • Facility Services Technician I: Education/Experience Requirements - Ability to read, write and perform mathematical calculations at a level commonly associated with the completion of high school or equivalent. Sufficient experience to understand the basic principles relevant to the major duties of the position usually associated with the completion of an apprenticeship/internship or having had a similar position for one year. Possession of or ability to readily obtain a valid driver's license issued by the State of North Carolina for the type of vehicle or equipment operated. May be required to work nights and weekends. This position will serve a rotational call for emergency response.
  • Knowledge Requirements - Basic knowledge of the standards, materials, techniques and equipment used in the installation, maintenance, and repair of HVAC equipment. Basic knowledge of plumbing and electrical standards, materials, techniques, and equipment. Basic knowledge of the standards, materials, techniques, and equipment used in the maintenance and repair of municipal buildings. Knowledge of department and city policies and procedures and relevant federal, state, and local laws and regulations. Skill in the operation of specialized maintenance equipment. Skill in oral and written communication.
  • Facility Services Technician II: Education/Experience Requirements - Ability to read, write and perform mathematical calculations at a level commonly associated with the completion of high school or equivalent. Sufficient experience to understand the more advanced principles relevant to the major duties of the position usually associated with having had a similar position for five years or more. Possession of or ability to readily obtain a valid driver's license issued by the State of North Carolina for the type of vehicle or equipment operated. May be required to work nights and weekends. This position will serve a rotational call for emergency response. Minimum of 5 years related experience.
  • Knowledge Requirements - Above average knowledge of the standards, materials, techniques and equipment used in the installation, maintenance, and repair of HVAC equipment. Above average knowledge of plumbing and electrical standards, materials, techniques, and equipment. Above average knowledge of the standards, materials, techniques, and equipment used in the maintenance and repair of municipal buildings. Knowledge of department and city policies and procedures and relevant federal, state, and local laws and regulations. Skill in the operation of specialized maintenance equipment. Above average skill in oral and written communication with the ability to work well with others communicating directions, information, guidance, and feedback.

Work Environment/Physical Demands

  • The work is typically performed in an office, a warehouse or stockroom, or outdoors, while intermittently sitting, standing, stooping, bending, crouching, or walking, and occasionally in cold or inclement weather.
  • The employee may be exposed to noise, dust, dirt, grease, and irritating chemicals.
  • The work requires the use of protective devices such as masks, goggles, and gloves.
  • The employee frequently lifts light and heavy objects, climbs ladders, uses tools or equipment requiring a high degree of dexterity, and must distinguish between shades of color.
