Job Summary

Serves as the initial point of contact for the Facilities Department for all the building occupants to report maintenance requirements and inputs these requests into the facility’s computerized maintenance management system (CMMS).

Primary Job Functions

• Sets up and operates the Utility Control System (UCS) computers and associated equipment located in the hospital’s communication room and the Central Energy Plant’s control room.
• Maintains the UCS to monitor, interpret, analyze, and control the various connected building systems to manage the most reliable and efficient building operations.
• Serves as the initial point of contact for the Facilities Department for all the building occupants to report maintenance requirements and inputs these requests into the facility’s computerized maintenance management system (CMMS).
• Assigns urgent and emergency work to the appropriate trade worker(s) and distributes routine work orders to the supervisors or individual trade lead.
• Assists staff technicians in monitoring and analyzing the proper operation of the HVAC system (heating, cooling and airflow throughout the hospital).
• Reports abnormal building system conditions to the appropriate supervisor or trade lead.
• Makes all necessary changes to work orders in the CMMS and closes work orders upon task completion.
• Maintains and monitors all centrally monitored alarm systems that track power availability, temperature controls, and pressure requirements. Takes the appropriate action necessary when abnormal or alarm conditions occur.
• Applies various regulations, operating instructions, plans, procedures, recall rosters, and emergency notifications.
• Repairs equipment or systems when other staff members are not on duty.

Education, Experience And Certification Required

• High school Diploma or Equivalent
• Experienced in with a Computerized Facility Maintenance Management System Software (CMMS)
• Preferred: Certification in a Technical or Trade in related fields

Working Conditions

• Must be able to lift 50 lbs., squat, bend, stoop and kneel for short periods, climb a ladder, stand for long periods of time, constant arm extensions.
• Occasional exposure to elements such as heat, cold, noise, dust, dirt, chemicals, but none to the point of being disagreeable.
• May involve minor safety hazards where likely result would be cuts, bruises, etc.

Knowledge, Skills, And Abilities

• Excellent oral and written communication skills.
• Knowledge of computer software programs to include Word, Excel, Power Point and Outlook required.
