Pay Rate: $28/hr • 40 hours/week

About the role

We are seeking a Facilities Specialist to support the operation, maintenance, reliability, and continuous improvement of building systems, utilities, and facility infrastructure within commercial/industrial environments (including lab/manufacturing settings). This role provides hands-on and technical support across mechanical, electrical, plumbing, HVAC, controls, fire protection, utilities, and Building Automation Systems (BAS) to ensure safe, efficient, and reliable facility operations.

Responsibilities

  • Facility Operations & System Reliability
    • Operate, monitor, maintain, and troubleshoot building and utility systems, including:
      • HVAC equipment and controls
      • Electrical distribution systems
      • Plumbing systems
      • Fire protection systems
      • Lighting systems
      • Building Automation Systems (BAS)
      • Compressed air systems and utility infrastructure
    • Perform regular facility rounds/inspections to verify performance and identify issues early
    • Take corrective actions to prevent failures, reduce downtime, and support business continuity
  • Preventive & Predictive Maintenance
    • Develop, execute, and continuously improve preventive/predictive maintenance programs
    • Create and maintain maintenance procedures, inspection routes, and task lists
    • Analyze performance data and maintenance history to identify trends and reliability improvements
    • Recommend maintenance strategy updates to optimize asset lifecycle and reduce costs
  • BAS & Utility Monitoring / Energy Efficiency
    • Monitor/respond to BAS alarms and system notifications
    • Evaluate equipment trends and optimize performance
    • Monitor utility consumption (electricity, water, natural gas, compressed air, steam/heating where applicable)
    • Identify and recommend energy conservation/sustainability initiatives while maintaining reliability
  • CMMS Documentation & Technical Records
    • Document repairs, inspections, and maintenance work in a CMMS/work order system
    • Maintain accurate facility documentation (as applicable), including:
      • Equipment specs and maintenance histories
      • P&IDs and single-line electrical diagrams
      • Calibration records, operating procedures, PM schedules
    • Keep records organized and audit-ready

Requirements

  • Education
    • High School Diploma or equivalent (required)
    • Trade school, vocational training, apprenticeship, or related post-secondary education (preferred)
    • Coursework in facilities management, engineering technology, building systems, or industrial maintenance (strong plus)
  • Experience
    • 4+ years in facilities maintenance, building operations, utility systems, industrial maintenance, or similar technical work
    • Experience supporting commercial, industrial, life sciences, manufacturing, healthcare, or institutional facilities (preferred)
    • Equivalent combinations of education/training/experience may be considered
  • Certifications / Licenses
    • Valid driver’s license (required)
    • Forklift certification (required or ability to obtain)
    • JLG/Aerial lift certification (required or ability to obtain)
    • Additional trade/technical certifications (plus)

Skills

  • Strong working knowledge of: HVAC, electrical distribution, plumbing, BAS, fire protection, mechanical equipment, utilities
  • Ability to read/interpret: blueprints, schematics, electrical diagrams, P&IDs, technical manuals, equipment specs
  • CMMS/work order system experience
  • Proficiency with Microsoft Office (Word, Excel, Outlook, Teams)
  • Strong troubleshooting and root-cause analysis skills

Physical Demands

  • Frequent standing/walking; occasional climbing, balancing, stooping, kneeling, crouching, or crawling
  • Must be able to lift/move up to 50 lbs occasionally
  • Vision requirements include ability to adjust focus
