Facilities Specialist
Role and Responsibilities
Performs routine maintenance, troubleshooting, and repair on buildings and building systems requested by clients.
Prioritizes daily activities and work order scheduling.
Keeps management informed on progress and delays of all preventive maintenance work orders, related jobs, and other repair activities to help assist with efficient and adequate utilization of staff and resources.
Timely completion of properly authorized work orders in a cost-effective manner.
Responds to client questions on contracted maintenance activities and decisions in resolving problems in a professional and timely manner.
Interacts courteously with the client staff, vendors, and public; maintains effective working relationships with other staff; cooperates with and follows directions of Supervisor to effectively meet departmental and client objectives.
Participates in safety training and meetings and uses safe working practices at all times.
Responds to emergencies as requested and may coordinate after-hours work activities and repairs.
Inspects completed work for conformance with requirements of local building and safety codes.
Assists the Equipment Maintenance technicians on production line repairs, preventative maintenance, and equipment/facility upgrades.
Executes additional duties and responsibilities as assigned.
Installs highly technical mechanical equipment according to the manufacturer’s recommendations in a timely manner for an optimal production timeline that avoids lengthy periods without loss of business.
Completes periodic maintenance of equipment and machinery by following the recommended upkeep schedule throughout the life of the devices.
Troubleshoots common issues with equipment and assists operators with getting back to a productive mode.
Skills and Experience
- High School Diploma or GED equivalent required
- 3 + years of proven facilities experience preferred
- Knowledge of Computerized Maintenance Systems (CMMS) preferred
- Ability to work efficiently with cross functional team
- Ability to multitask and have the ability to manage multiple projects at a time
- Ability to understand and resolve Facilities/Equipment repair issues independently
- Superior communication skills (written, verbal, and active listening)
- Highly motivated self-starter, capable of self-management with little to no oversight
- Proven ability to establish effective cross-functional working relationships
- Strong interpersonal skills
- Knowledge of MS Office including Power Point, Excel, and Word
- Strong knowledge of skilled trades, such as HVAC, electrical or carpentry
- Excellent understanding of mechanical systems and parts
Physical Requirements
- Must be able to traverse property and facility to diagnose building issues and plan repairs or maintenance
- Must be physically able to perform repairs when needed
- Use hands and fingers to operate machinery controls and computers throughout the shift
- Visual acuity sufficient for product inspection and reading digital/printed materials
- Hearing ability to detect alarms and communicate effectively with staff
- Must wear Personal Protective Equipment (PPE) in required areas (safety glasses, safety-toed boots).
