About the role

Riverwalk Outlets, a premier outlet shopping center along the Mississippi River in New Orleans, is seeking an experienced Facilities Operations Manager with a New Orleans 1st Class Stationary Air Conditioner License to oversee daily retail property operations for 75+ stores and restaurants.

Responsibilities

  • Engineering & Maintenance Operations - Lead daily meetings with the Chief Engineer and engineering staff to prioritize maintenance tasks.
    • Oversee a preventative maintenance schedule, work orders, repairs, and parts inventory.
    • Step in to perform maintenance or operations functions during high demand, including structural damage, HVAC, chillers, boilers, refrigeration units, plumbing, electrical, lift stations, and cosmetic (drywall, painting, etc).
    • Evaluate and assist with all escalated repairs or maintenance, and determine when vendor support is required for major repairs.
    • Coordinate and manage vendor support as necessary for major repairs, special events, activations, and installations.
    • Ensure the property and tenants are prepared to protect the stores and buildings ahead of time of impending significant weather events.
    • Approve staff schedules, PTO, and overtime for the engineering team.
    • Track budgets and plan capital improvements.
  • Vendor Management - Respond promptly to maintenance and repair needs via email, phone, and onsite meetings.
    • Provide a network of trusted third-party vendors who are efficient, quality driven, and budget friendly. Continually source industry vendors to obtain quotes and develop relationships to ensure there are multiple options to manage needs for housekeeping, security, HVAC operations, major and general repairs, special events, activations, and installations.
    • Maintain property maps, plans, and site safety protocols; ensure contract and RFP compliance.
    • Build strong vendor relationships and monitor performance through completion.
  • Property & Tenant Relations - Oversee building systems (HVAC, fire systems, generators) and assist as required with preventative maintenance.
    • Coordinate utility billing, vendor reconciliations, and key control for mall and vacant spaces.
    • Respond to tenant requests within required timeframes; conduct daily property walkthroughs.
    • Support emergency response and after-hours incident management as needed.
  • Leasing Support - Coordinate construction, store openings and closures, and punch list completion.
    • Collect post-construction documentation and support Specialty Leasing (kiosk/cart setups and relocations).

Qualifications

  • Licenses Required: 1st Class Stationary Air Conditioning License issued by the City of New Orleans. Current or must be completed within 90 days of employment.
  • Licenses Desired: Journeyman Plumber or Master Plumber, Journeyman Electrician or Master Electrician. Experience working with plumbing and electrical to the point of requesting permits is required.
  • Experience Required: Combined experience with direct, hands-on operating or maintenance of mechanical systems, and/or supervision of building mechanical systems in a commercial or industrial setting. It can include: Boilers, steam systems, chillers / HVAC systems, refrigeration systems, and pumps (including compressors and auxiliary equipment).
  • Experience Desired: 3–5 years of experience in property operations, facilities management, or related roles.
  • Skills: Demonstrated drive to step in to complete maintenance and repair work when needed to train staff, assist with heavy workload, and/or difficulty of the maintenance or repair in the areas of boilers, chillers / HVAC, plumbing, electrical, lift stations, and cosmetic repairs such as painting and drywall.
  • Education: Bachelor’s degree in Operations Management, Facilities Management, or related field preferred.
  • Technical Skills: Proficiency in Microsoft Office Suite; strong communication and problem-solving skills.
  • Soft Skills: Ability to work independently, manage changing priorities, and collaborate across teams.
  • Vendor Relationships: Has created a network of vendor relationships that have proven they are efficient, quality focused, and budget friendly.
