Facilities Maintenance III - Plumber

Classified (non-exempt) position in Facilities Operations, 100% FTE.

About the role

Under general supervision, performs day-to-day inspections, preventive maintenance, and repair of University-owned or leased buildings and facilities.

Responsibilities

• Perform daily inspections, installations, general and preventive maintenance; respond to emergency situations and evaluate/correct defects using proper protective gear.
• Install, troubleshoot, repair, and calibrate plumbing equipment, fixtures, and components across the university.
• Design plumbing projects ensuring compliance with all required codes and safety regulations.
• Lay out piping arrangements; determine quantity and type of pipe, fittings, pumps, fixtures, and other components for new or modified piping systems.
• Install, maintain, and service steam lines, hot water and chilled water lines, air handler heating and cooling coils, and associated equipment.
• Install and modify inside and outside piping systems for air, natural gas, water lines, storm, and sanitary sewers for commercial and industrial use.
• Snake inside and outside drain lines for storm, sanitary, and air handlers; install and fit piping for specific functions.
• Operate pipe cutting and threading machines, sewer cleaners, pipe benders, drills, grinders, and other plumbing-related equipment.
• Operate cameras in drains for inspections and forklifts as necessary.
• Document inventory reconciliation, materials used, and time spent on jobs; complete work orders in the tracking system.
• Plan, design, and estimate projects; provide cost estimates to supervisors and interact with customers to ensure timely completion with minimal disruption.
• Assist in take-offs for equipment and materials; operate forklifts/aerial lifts as needed.
• Train and instruct other maintenance employees in installation, maintenance, and preventive maintenance inspections.
• Order and maintain supplies; provide material samples and recommendations to customers.
• Coordinate with other trades to complete multi-trade projects; collaborate on design and construction of components.
• Repair, install, and maintain various building systems and equipment, including electrical, roofing, flooring, furniture, and office equipment.
• Manage inventory, move furniture, operate machinery for loading/unloading, and ensure equipment and supplies are well-maintained.
• Assist with minor construction projects, HVAC repairs, and perform daily inspections and preventive maintenance.
• Utilize iPad for labor reports, floor plans, electrical/plumbing schematics, and automated work order reporting systems.

Requirements

• High school diploma/vocational school or equivalent.
• Five years of full-time experience in building maintenance AND five years of full-time experience in commercial plumbing; OR a high school diploma or equivalent, a one-year specialized education in plumbing, and three years of full-time experience in plumbing.
• Working knowledge of the State Plumbing Code and Ohio Basic Building Code.
• Familiarity with concepts, practices, and procedures in maintenance, electrical, plumbing, carpentry, or HVAC.
• Knowledge of standard practices, materials, tools, occupational hazards, and safety precautions in building maintenance.
• Ability to calculate basic math, including fractions, decimals, and percentages.
• Ability to read, write, and comprehend common vocabulary; read, interpret, and work from blueprints, sketches, wiring diagrams, plans, layouts, and templates.
• Valid U.S. driver’s license for at least one year.
• Core 4 operator license/certification (Forklift Operator, Aerial Lift, Scissor Lift, Boom Lift, Rough Terrain Fork Lift) required; training provided by the University.
• OSHA 30-hour certificate/license required within 180 days of employment.
• Backflow testing license required within one year of employment.
• Up-to-date certification for gas lines maintenance.
• Pre-employment physical examination required; annual physical exam may be required.

Working Conditions

• Conditions may require walking, stooping, climbing, pushing, pulling, heavy lifting (up to 65 pounds), high climbing, bending, and working in awkward positions.
• Exposure to toxic gas, chemicals, high-pressure gases, dangerous machinery, fumes, insulation, dust particles, asbestos, and risk of electrical shock.
• May involve overtime, shift work, weekend, and holiday work.
• Required to wear protective clothing and/or respiratory equipment when conditions warrant; annual respirator fit test and physical examination if respirator use is required.
• Designated as “Essential” and may require contact during non-duty hours for emergencies.
• Bargaining unit position.
