Facilities Maintenance Assistant
Job Overview
The Facilities Maintenance Assistant's primary purpose is to provide excellent customer service, minor maintenance, and perform custodial and maintenance functions to enhance and maintain company furniture, fixture and equipment assets.
Compensation
FirstService Residential will compensate the successful candidate in accordance with the posted range. The salary or wage paid to the successful candidate will be commensurate with experience, education, and specific job responsibilities. For positions designated at a client's property, the salary or wage will also be premised upon the client's directive. The base pay range is subject to change and may be modified in the future. Your Responsibilities
- Reports to the Facility Manager.
- Provide excellent customer service “with a smile” to all associates, team members and clients.
- Perform general labor to execute associate moves including the movement of boxes, light furniture and office equipment.
- Perform general labor to move, maintain, repair and/or install furniture, fixtures and equipment or other tasks as assigned.
- Clean furniture, fixtures and equipment using various cleaning products, before, during or after an associate move, meeting room set-up/breakdown or equipment delivery.
- Order, receive, process, deliver, and/or install office equipment, supplies, maintenance items, fixtures, furniture, data box storage, moving supplies, etc. under supervisor’s direction.
- Set up, move and breakdown tables/chairs to support various meeting room needs.
- Ensure all safety precautions are followed while performing work.
- Handle light maintenance with the facility such as light painting, changing of a lock, light bulb exchange, etc.
- Maintain inventory of furniture, fixtures, equipment and supplies.
- Operate a variety of hand and powered tools which could include saws, drills, floor buffers, vacuums, carpet cleaners, power washers and other tools used in building and ground maintenance.
- Maintain Clubhouse area including but not limited to, power washing walkways, removing cobwebs, cleaning outdoor furniture, removing trash and debris and disposing of garbage at appropriate disposal site.
- Ensure that supplies/tools are attended at all times.
- Afford assistance with the development of the scope of work, implementation and oversight of all maintenance and construction projects including identification, board approval, specification development, bidding, and payment authorizations.
- Attend all company mandatory functions.
- Comply with company policies and procedures.
- Follows quality system procedures.

- Perform or assist with any operations as required to maintain workflow and to meet schedules.
- Notify supervision of unusual equipment or operating problems and the need for additional material and supplies.
- May participate in any variety of meetings and work groups to integrate activities, communicate issues, obtain approvals, resolve problems and maintain specified level of knowledge pertaining to new developments, requirements, policies, and regulatory guidelines.
- Ensure all safety precautions are followed while performing the work.
- Follow all policies and Standard Operating Procedures as instructed by Management.
- Perform any range of special projects, tasks and other related duties as assigned.
Skills & Qualifications
- Proficient in English.
- Must be able to work with tools and perform minor repairs.
- Must be timely with all activities, efficient and able to execute as instructed, while still being able to be flexible when appropriate to support business objectives.
- Ability to consistently review priorities and easily adapt to changed conditions or priority levels.
- Ability to follow verbal and written directions, keep accurate records, fill out logs and journals, and perform administrative operational functions.
- Knowledge of the basic principles of plumbing, wood finishing, painting, electricity and carpentry.
- Knowledge of methods, materials and equipment used in custodial work.
- Strong ethical practices.
- Must be able to communicate in a clear and concise manner in written and verbal communications.
- Excellent interpersonal and communication skills.
- Excellent general math skills.
- Demonstrated organizational and time management skills with the ability to multi-task, implement, and monitor progress for successful completion.
- Ability to work well under pressure in a fast paced environment meeting deadlines.
- Demonstrated attention to detail.
- Excellent attendance and punctuality.
- Intermediate knowledge of Microsoft Office applications; including MS Word, Excel, PowerPoint, Outlook, Publisher.
- Must be able to work independently and as part of a team.
Education & Experience
- High School diploma or GED.
- 2 years prior experience in facilities maintenance.
- Previous experience working/volunteering in a team-oriented office environment.
Physical Requirements And Working Environment
- Must be able to lift 50 lbs.
- Work is performed in a variety of environmental conditions, with exposure to outdoor temperatures, weather variations, traffic and equipment noise, equipment vibrations, vehicle and/or chemical fumes, chemicals such as cleaning solvents and grease, machinery and their moving parts and dust.
- Must be able to lift, push and move equipment and furniture.
- Must be able to climb and use a standard ladder.
- Must be able to sit and stand for extended periods of time.
