About the role
Facilities Controls Specialist / Building Automation Specialist supporting operations within a local VA healthcare facility.
Responsibilities
- Perform all aspects of Quality Assurance for mechanical, plumbing, and controls systems.
- Read and interpret engineering drawings including wiring, architecture, and sequences; suggest sequence changes to meet field conditions.
- Coordinate work with other trades and upper-tier contractors to accomplish startup and commissioning tasks effectively.
- Inspect physical installations; document and report deficiencies to the project manager or direct electrical subcontractor for repairs.
- Install control components not handled by other contractors (e.g., actuators, relays, sensors).
- Verify correct installation and termination of control-point wiring, sensor calibration, and proper operation of field devices.
- Diagnose issues, determine corrective actions, and repair systems or components.
- Field modify DDC local control panels for expansion and engineering changes.
- Analyze and modify control software to ensure proper HVAC comfort and energy management.
- Support production of project-specific As-Built drawings based on initial construction drawings and field modifications.
- Support commissioning activities for building automation systems and complete commissioning documentation.
- Assist in site-specific training for owner/operator on the total building control system.
- Participate in final job site walkthroughs, address warranty issues, and ensure system turnover.
- Adhere to all OSHA safety standards.
- Perform preventative maintenance and diagnostics on building automation systems and components per service agreements.
- Test and verify system readings (e.g., trend logs, alarms, loop tuning) to ensure optimal operation.
Requirements
- Valid Real ID (federal regulation requirement).
- Three to five or more years of experience with Johnson Controls or Metasys systems.
- Ability to read and interpret electrical and mechanical drawings.
- Experience managing workload to meet professional and time-efficient execution.
- PC proficiency and ability to program DDC software.
- Must pass a drug test and thorough background check (extending beyond 7 years) for access to a military installation.
Pay
$37/hr – $41/hr.
