Escrow Closer

About the role

In this role, you will build and maintain clientele for both basic and complex loan and sale transactions. As the unit lead, you will manage workflow to meet customer needs, collaborate with management, sales, and marketing to increase revenue, maintain an existing client base, and obtain new business.

Responsibilities

• Coordinate, process, and disburse basic residential and refinance transactions with moderate assistance or support.
• Develop proactive problem-solving skills and communicate transaction details with principals, agents, lenders, and other parties.
• Verify and review preliminary reports/title commitments, clear title requirements by researching discrepancies, obtaining lien releases, and resolving encumbrances.
• Prepare or direct the preparation of required documents, escrow instructions, closing statements, and disclosures (e.g., settlement statements, tax reporting) in compliance with state and federal regulations.
• Prepare funding packages, provide conditions, receipt lender funds, authorize loans, and disburse funds.
• Schedule appointments, assemble documents for signings (in-office and mobile notary services), and conduct document signings with customers.
• Satisfy requirements for title insurance issuance, including reviewing and clearing preliminary reports/title commitments with limited oversight.
• Assemble and submit completed Policy Write-Up instructions to the Title Department, ensuring accuracy and completeness of all documents to be recorded.
• Calculate the Company’s fees, charges, and title premiums according to applicable rate rules and guidelines for the county and state.
• Demonstrate resourcefulness, analytical skills, and initiative in tackling challenges and mitigating potential issues.
• Assist with business development, including collaborating with Sales Executives, maintaining client relationships, building new business, and attending industry events.
• Attend industry or real estate functions representing the Company as directed by management.

• Thoroughly document all conversations and actions on transaction files for clarity, accountability, and transparency.
• Adapt to changing industry trends, business skills, and technology, and support staff in doing the same.
• Support and contribute to Company goals, projects, and initiatives related to technology and production processing standards.
• Intermediate understanding of accounting principles (debits and credits).
• Intermediate knowledge of title insurance policies and endorsements.
• Intermediate knowledge of escrow, closing documents, and terminology.
• Notary commission preferred.
