Responsibilities
Work is performed under the supervision and guidance of the Building Management who shall assign the work, makes reviews and inspections of the work to be performed and provide technical advice and assistance in the performance of all other assigned duties.
- Performs duties associated with assisting with the operation, maintenance and repair of refrigeration and air-conditioning and heating equipment.
- With supervision, makes adjustments and minor repairs to mechanical and electrical equipment and component parts of heating and air-conditioning systems.
- With supervision, makes physical inspections of equipment and tests equipment for correct operation of all components of the refrigeration cycle and other relevant factors contributing to the proper and efficient operation of HVAC systems.
- Troubleshoots operations failures and re-establishes building services with supervision.
- With supervision, performs preventive maintenance.
- Answers the calls of Building Management.
- Facilitates positive interaction with Building Staff.
- Strong communication skills to explain building conditions with Engineers and Management.
- Ability to give direction to security, porters in a positive manner.
- Strong customer service orientation and the ability to professionally respond to tenant requests and complaints.
- Answers occupant complaints relating to heating and air-conditioning temperature and humidity factors when performing "service calls" in occupied office spaces and makes other required adjustments to equipment.
Qualifications
- Minimum of a high school diploma.
- Two years of trades schooling in electrical system design, refrigeration and HVAC.
- Must have HVAC COF.
- Five (5) plus years of experience in facility/plant engineering maintenance to include HVAC, plumbing, electrical, etc.
- Must be proficient in basic computer application software such as MS Office, E-Mail etc.
- Will need to get F60- Fire Guard for Torch Operations P98- Super Fuel in Building G35- To Operate Air Compressor S12- Citywide Sprinkler System S13- Citywide Stand Pipe F01-Citywide Fire Guard for Impairment.
Pay
Compensation: Local 94 Union Rate: $28.05/h
