Position Summary
Operates and maintains commercial building systems and infrastructure to keep the building operating efficiently and the building environment and campus in a clean, orderly, and safe condition.
Essential Functions and Responsibilities
- Responsible for proper operation, preventative maintenance, new work installations, and repairs related to specialty commercial building systems and equipment including automated computer control systems, lighting controls, air compressors, circulating pumps, high efficiency gas boilers, fans, motors, generators, transfer switches, switchgear, air handlers, chillers, cooling towers, fire pumps, sprinkler system, fire alarm system, building access system, all plumbing systems and fixtures, automated bathroom fixtures, water softening and water treatment equipment, etc., including electrical circuits 480v or less and supporting conduit for all systems and equipment throughout the facilities.
- Repairs, and modifications including new electric circuits and associated conduit layout and installation as required for maintaining and operating overall building systems and equipment.
- Re-lamps, Repairs, Replaces, Upgrades lighting in facilities and buildings as required.
- Maintains a written log of all pertinent activities, occurrences or observations during his/her watch and prepares reports of any findings with recommendations for resolving the problem to the Facilities Manager.
- Tests runs the emergency generators and Fire Pump Motors on a scheduled basis and logs times and any observations in compliance with charted log format.
- Tags, barricades, ropes off or isolates in some appropriate manner any recognized safety hazard to protect both building and occupants.
- Maintains a fire watch and notifies fire department of fire incidents and participates in fire evacuation.
- Acts on behalf of Facilities Manager in his/her behalf. Any other duties as assigned relating to the Operations and Maintenance of the facilities.
Qualifications Required
- High school diploma or equivalent.
- Proven background in Mechanical, Electrical, Plumbing, and Commercial Building Systems operation and maintenance as evidenced through formal education such as certifications or licenses or equivalent prior job experience.
- Five to seven years' experience operating and maintaining commercial building systems.
- Knowledge of computer programs such as email, word, excel, and internet explorer.
- Must possess and maintain a valid driver's license.
