Responsibilities

  • Operate, inspect, maintain, service, and repair all mechanical (HVAC), electrical, lighting, plumbing, life safety, and ancillary systems and equipment safely and within intended designs for facilities and structures.
  • Coordinate and oversee all outsourced/contracted vendor work, ensuring economic, quality results are completed in a timely fashion. This includes reviewing and approving scope of work, scheduling service/repair, and supervising work through completion.
  • Serve as the primary day-to-day contact for tenants; create relationships and maintain open communication.
  • Ensure proper tools, test equipment, protective gear, and technical literature are available and used for required tasks.
  • Courteously respond to and complete all tenant service requests promptly. Ensure optimal occupant comfort by monitoring the building automation system, making adjustments, and investigating HVAC requests. Schedule vendors/contractors for requests beyond in-house scope with owner approval.
  • Coordinate and monitor on-site construction activities. Regularly tour construction sites, participate in meetings as needed, and assist contractors with engineering-related areas.
  • Maintain an adequate inventory of parts, materials, and supplies for facility operations, ensuring cost-effective and efficient purchases.
  • Ensure facilities comply with governmental regulations (e.g., ADA, CFC, OSHA, and OSHA training).
  • Keep mechanical and storage areas clean and orderly.
  • Monitor building conditions, including vacant spaces.
  • Assist the Property Manager in the budget process and securing bids.
  • Interface with the leasing team and prospective tenants as needed.

Requirements

  • 5+ years of direct or related experience and/or equivalent experience/education.
  • Ability to handle multiple tasks, manage time effectively, establish workflow priorities, and work independently.
  • Physical ability to perform duties requiring speed, mobility, and force necessary for the tasks.
  • Proficiency in Microsoft-based software.
  • Excellent oral communication skills.
  • Competitive level of experience and education to perform the job.
  • Prior employment history demonstrating the ability to work in a fast-paced, high-intensity environment while managing multiple tasks and producing accurate results.
