Position Overview

Position Description

Manage and oversee on‑site security operations and team. Develop and implement security procedures to keep company, executives, employees, workers, visitors, guests, and assets safe.

Essential Duties & Key Responsibilities

Accountable for preconstruction deliverables, including Guaranteed Maximum Price (GMP) and Lump Sum bids.
Collaborate with Operations on project schedule, logistics, safety, constructability reviews, general conditions, and general requirements.
Develop, review, and approve assumptions and clarifications.
Develop and maintain relationships with clients, architects, design community, and trade partners to enhance future business development opportunities.
Collaborate with Procurement regarding preconstruction estimates.
Participate in hiring process, onboard and deliver timely performance feedback for direct reports; execute/contribute to performance appraisals, utilize talent management systems, and identify appropriate training.
Develop and monitor preconstruction budget for project, focusing on recoveries, invoicing, and provide monthly financial updates.
Lead review meetings with owner, architect, and engineer related to the preconstruction phase.
Prepare comparison analysis to previous estimates and develop clear messages to explain variances for each stakeholder.
Establish preconstruction quality control (QC) processes for scope and estimate reviews.
Identify opportunities to improve preconstruction processes using Virtual Design and Construction (VDC), Integrated Project Delivery (IPD), and other enhancements.
Coordinate with Operations Lead to support Launch Matrix preparation, scheduling, evaluating, executing, and managing meetings for each estimate milestone.
Participate and contribute to constructability reviews for milestone estimates per Launch Matrix.
Coordinate with Lean Manager to develop and execute pull plans for design, estimate, and GMP schedules.
Generate, coordinate, and manage Budget Control Reports (BCRs) between each milestone estimate to manage cost events and value‑engineering opportunities.
Provide variance reports for each milestone estimate to communicate scope development.
Lead Target Value Design process as appropriate for select projects.
Perform other activities, duties, and responsibilities as assigned.

Qualifications

Bachelor’s degree in Engineering, Architecture, Construction Management, or related field; minimum 10 years of building construction experience, or equivalent combination of education, training, and experience.
Experience with a variety of building construction types.
Thorough understanding of drawings, specifications, contract documents, materials, means and methods.
Knowledge of construction cost, scheduling, estimating, purchasing, engineering principles, and accounting.
Ability to develop client relationships, identify sales opportunities, and collaborate on solutions.
Extensive knowledge of regional market, competition, and industry trends.
Strong qualitative and quantitative analysis skills for estimating documents.
Advanced project management skills; ability to manage high volumes of work and move projects forward in a complex environment.
Management experience required; ability to coach and mentor others.
Negotiation skills with ability to influence and engage stakeholders.
Executive‑level presentation skills; ability to anticipate audience needs and tailor communications.
High energy, drive, and commitment to seeing initiatives through to completion.
Process and critical‑thinking skills with sound judgment and decision‑making.
Ability to leverage lean concepts and continuous improvement methods and tools.

Regular lifting/moving of up to 20 lb and occasional lifting/moving of up to 50 lb is required.

Work Environment

The employee regularly works in an office setting with quiet to moderate noise levels. Occasionally, the employee may work at construction sites where exposure to moving mechanical parts, high places, fumes, airborne particles, outdoor weather conditions, and risk of electrical shock may occur. Noise in those environments can be moderate to loud. The employee must comply with company safety policies, procedures, and applicable laws.

Compensation

Salary range for NJ: $98,000 – $139,000 annualized
Salary range for Seattle: $100,000 – $140,000 annualized
Salary range for Denver: $90,000 – $138,000 annualized
Salary range for California: $110,000 – $145,000 annualized
Salary range for Chicago: $90,000 – $129,000 annualized
Salary range for NY: $100,000 – $150,000 annualized
