Essential Duties and Responsibilities
- Identify and assess potential new club locations
- Prepare and present strategic analysis of sites, including demographic information, analytics, site criteria, financial criteria, performance estimates and other site relevant information
- Serve as administrator and subject matter expert of Leasecake software platform (housing all lease data and abstracts), Placer.ai software platform (demographic and site analytics), and Tango software platform (demographic and site analytics)
- Serve as leasing subject matter expert, including knowledge of lease data, management of critical lease dates, knowledge of critical lease terms, and interdepartmental communication regarding all lease information
- Cook up presale efforts from a real estate perspective, including negotiation of licenses for presale space where necessary
- Afford to negotiate letters of intent and leases
- Market planning (future new club development, negotiation of expansions and relocations of existing clubs, and negotiation of leases for expiring leases)
- Travel throughout the development area to identify new site opportunities, impact on existing clubs, relocation opportunities, etc.
- Establish relationships with existing and new landlords in order to expand pipeline opportunities
- Communicate consistently with broker network to ensure market planning optimization and new club opportunities
- Effectively communicate all real estate updates internally
Qualifications/Skills
- 10-15 years of experience in real estate management
- Demonstrated ability to manage multiple projects simultaneously, on time and within budget
- Strong strategic planning and assessment skills
Pay Range
$120,000 - $145,000 per year
