Position Overview
Evernest is seeking an experienced Director of Institutional Asset Management to lead and strengthen our institutional operations. The role involves taking full ownership of the institutional portfolio and applying data, technology, and AI to improve its performance. You will lead an established, high-performing team.
Responsibilities
- Set the tone for the team and cultivate a culture grounded in our core values, collaboration, and high standards.
- Run property operations and own portfolio performance: establish the KPIs, align them to client goals, and execute the strategies that advance both client objectives and Evernest’s results.
- Apply AI and data creatively, building forecasting and operational tools the team can act on today, along with reporting that turns raw property data into insight clients and internal teams can readily use.
- Examine how the work actually gets done, then partner with the technology and data teams to turn the strongest processes into lasting systems, so results do not depend on the team chasing the latest initiative.
- Develop and execute quarterly plans covering portfolio performance, client experience, and Evernest’s results.
- Partner closely with in-market teams, leasing, accounting, property services, resident services, and other groups to improve results over time.
- Visit markets and inspect properties each quarter, using your observations to adjust course and strengthen performance.
- Keep clients and internal teams well informed, and stay ahead of changing objectives so that everyone is working from the same plan.
- Coach the team and equip them with AI and analytics tools that eliminate low-value manual work and improve the quality of their decisions.
- Work with senior leadership to extend responsible AI use and proven practices across the portfolio as Evernest grows toward 250,000 homes.
Requirements
- At least five years in asset or property management, including three or more years leading teams.
- You have managed P&Ls and run strong operations across institutional single-family rental (SFR) or multifamily (MFR) portfolios, with direct accountability for a portfolio in the thousands of units.
- A builder’s mindset, with a proven ability to design, develop, and implement durable processes alongside technology and data teams rather than simply setting direction.
- Strong fluency with data in Excel, Google Sheets, and BI tools, along with a genuine interest in applying AI to operational and client-facing problems.
- The ability to move comfortably between property-level detail and presentations to the C-suite and clients.
- Excellent communication, a collaborative approach across departments, and a clear focus on results.
