About the role

TerraBella Senior Living is seeking a Division Director of Facility Operations to join our dynamic team. Reporting to the Vice President of Facility Operations, this role oversees the maintenance and operational aspects of multiple communities.

Responsibilities

  • Planning, reporting, goal setting, training and assistance with recruitment and selection of key positions
  • Providing and monitoring of Owner Supplied Vendors and Budgets
  • Managing and completing resident work orders
  • Daily repairs & maintenance of multiple assets – multiple communities
  • Comprehensive strategy for preventative maintenance and extending useful life of assets
  • Strategy and execution of cost containment for things like vendor contracts and energy usage
  • The ability to guide/train community engineers who often lack higher levels of skill because of our salary range for the job
  • Managing housekeeping details, such as: Floor maintenance and technician training (carpeting and hard surfaces), General cleanliness and sanitation, Trash removal systems, Chemical storage and usage, Pest control
  • Aiding with Cap-ex Review on Existing Properties
  • Monitoring Capital Construction Progress Schedules
  • Tracking Project Punch list
  • Performing Capital Construction Site Visits
  • Project coordination and controls
  • Coordination of contractor activities
  • Developing capital work scope
  • Preliminary and internal/external reports pertaining to project status
  • Analyzing, managing, and mitigating risks
  • Assisting with governmental services during inspections
  • Trains Director of Facility Operations with TELS system and preventive maintenance program
  • Reviews the maintenance of Community buildings to high standards of construction
  • Aid with the development of the Capital Budget and annual maintenance budgets
  • Oversees construction, remodeling and maintenance to all Community buildings
  • Aid with maintenance contracts, electrical systems, phone systems, fire panels, emergency response systems and disaster preparedness
  • Develops vendor relationships and negotiates contracts for maintenance services when appropriate
  • Aids with new community acquisitions including developing and implementing capital improvement plans
  • Ensures that room turns meet the respective standards for each community
  • Manages multiple capital improvement projects at a time
  • Communicates progress of capital work with site and division personnel
  • Aids with vendor negotiation and establishes material and work standards

Qualifications

  • A Bachelor’s or technical degree in a related field is desirable
  • A minimum of 15 years of experience in the management of facility operations preferred
  • HVAC experience or training
  • Working knowledge of machinery, tools, repair techniques, plumbing and related repair
  • Experience with electrical systems, phone systems, fire panels, emergency response systems and disaster preparedness
