Job Summary
Provides a high level of property maintenance knowledge. Overall responsibility includes maintaining the building, grounds, and physical plant with focus on safety, security, and asset protection. Manages budget, capital expenditure projects, preventative maintenance, and energy conservation. Develops strategies to meet guest and employee needs while maximizing financial performance. Ensures compliance with standards and regulatory requirements.
Core Work Activities
- Works with property and regional engineering leadership to monitor budget performance and address concerns.
- Maintains physical plant including equipment, refrigeration, HVAC, plumbing, water treatment, and electrical systems.
- Administers service contracts and manages budgets for wages, heat, light, power, water consumption, tools, equipment, grounds supplies, uniforms, vendors, service agreements, inventory, etc.
- Ensures fire crew understands procedures, equipment, and alarms.
- Coaches and supports engineering leadership to manage expenses.
- Manages and controls heat, light, and power.
- Develops and manages engineering budget.
- Oversees long-term preventative maintenance and 10-year asset protection plans.
- Reviews financial reports and statements to assess performance against budget.
- Addresses potential areas of concern and proposes solutions proactively.
- Communicates clear and consistent messages about departmental goals.
- Supervises construction projects to ensure timely completion within budgetary guidelines.
Maintaining Engineering Standards
- Ensures compliance with state, local, and federal regulations.
- Maintains property life safety systems (fire fighting equipment, sprinkler systems, alarm systems).
- Maintains property licenses, permits, and certifications.
- Administers policies fairly and consistently.
Managing Profitability
- Manages areas of operation to budget by reviewing operating statements, budget worksheets, and payroll progress reports.
- Maintains department's controllable expenses to achieve or exceed budgeted goals.
- Participates in the development of capital expenditure goals and manages projects as needed.
- Participates in the budgeting process for areas of responsibility.
- Prepares weekly and period-end P&L critiques.
- Understands the impact of department's operations on overall property financial goals and educates staff on details.
- Manages controllable expenses such as heat, light, power, water consumption, tools and equipment, grounds supplies, uniforms, vendors, service agreements, etc.
Human Resources Activities
- Ensures employees are treated fairly and equitably.
- Utilizes employee feedback and an "open door" policy to identify and address employee problems or concerns.
- Celebrates successes by publicly recognizing team members' contributions.
- Resolves guest problems and complaints.
- Bridges issues to Human Resources as necessary.
- Ensures regular on-going communication throughout engineering operations to communicate daily activities, set expectations, and create awareness of business objectives.
