About the Role
Beztak Senior Living is seeking a Director of Maintenance to supervise maintenance and housekeeping teams, ensuring the property, grounds, and equipment are safe, orderly, and visually appealing. This role involves leading a team to deliver excellent customer service and high-quality repairs while maintaining a clean and well-kept living environment for senior residents.
Responsibilities
- Oversee coordination of building space allocation, layout, communication services, and facility expansion.
- Plan budgets and schedules for facility modifications, including cost estimates.
- Inspect construction and installation progress.
- Motivate and hold a team accountable for timely, high-quality repairs and customer service.
- Perform building repairs, snow removal, housekeeping, and groundskeeping duties.
- Hire, train, and develop team members.
- Document replacements and repairs (e.g., appliances, carpet, water heaters, condensers, painting, refrigerator coil cleaning).
- Complete emergency repairs to prevent damage or deterioration.
- Operate a company or personal vehicle for work-related purposes.
- Work in high-pressure environments, handling urgent matters, conflicts, and interactions with difficult customers or vendors.
Requirements
- High school diploma or related vocational training and/or equivalent work experience.
- HVAC knowledge and EPA certification preferred.
- 1-2 years of supervisory experience.
- Flexible, innovative, and able to lead and manage teams.
- High integrity, positive attitude, mission-driven, and self-directed.
Physical Demands
- Frequent standing, walking, climbing stairs, bending, or reaching overhead.
- Pulling, lifting, or carrying up to 50 pounds.
- Work performed in office, shop, indoor, and outdoor environments, including occupied and unoccupied units, maintenance shops, and common areas.
- Exposure to varying weather conditions (heat, cold, rain, snow) and extreme conditions.
- Exposure to dust, dirt, pollen, debris, cleaning agents, paint fumes, construction odors, and grounds maintenance chemicals.
- Moderate to loud noise levels from tools, machinery, and equipment.
- Work in confined spaces, heights, and areas with limited ventilation.
- Use of personal protective equipment (PPE) such as gloves, goggles, masks, and hearing protection.
- Periodic confinement to a vehicle.
