Chief administrator of the property’s physical assets and infrastructure, responsible for supervising maintenance operations and the physical condition of the hotel and residences. Balances technical expertise with strategic financial oversight to deliver a seamless, luxury guest experience within budget.

Responsibilities

  • Operations & Technical Oversight
    • Supervises and maintains all hotel and spa infrastructure: HVAC, refrigeration, plumbing, electrical substations, water treatment, kitchen equipment, emergency generators, and roofing systems.
    • Conducts regular property evaluations (guestrooms, public areas, pools) and documents findings in formal inspection reports.
    • Performs and oversees maintenance activities such as painting, wiring, plumbing, and boiler/furnace monitoring.
    • Establishes work procedures and schedules to ensure timely completion of maintenance assignments and material orders.
  • Strategic Planning & Finance
    • Manages departmental expenses within budget and assists with long-term capital budgeting (CAPEX).
    • Submits formal recommendations for major repairs, furnishings, equipment relocation, space reallocation, and painting projects.
    • Attends meetings with CEO/Managing Director, department heads, and Peaks Resort HOA Board of Directors; provides updates to owners and HOA management.
    • Reports critical infrastructure needs (lighting, heating, ventilation) to senior leadership.
  • Leadership & Team Management
    • Manages the engineering team through recruitment, hiring, training, coaching, performance evaluations, and disciplinary actions.
    • Interprets job orders, technical specifications, and company policies for staff; resolves complex work problems.
    • Collaborates with Housekeeping and Front Office to streamline repairs and improve guest satisfaction.
  • Safety & Compliance
    • Ensures compliance with OSHA standards, including equipment safety, chemical dilution protocols, and blood-borne pathogen procedures.
    • Maintains professional communication across all organizational levels to ensure operational alignment and safety awareness.

Requirements

  • Knowledge, Skills, and Abilities
    • In-depth understanding of HVAC, commercial refrigeration, electrical substations, plumbing, and emergency generators.
    • Knowledge of water treatment and softeners for large-scale spas and pools.
    • Mastery of OSHA safety standards, blood-borne pathogen protocols, and local building codes.
    • Ability to manage departmental expense plans and collaborate on multi-million dollar CAPEX budgets.
    • Proven ability to order materials, schedule labor, and meet deadlines for major repairs.
    • Strong verbal and written communication skills for interactions with tradespeople and executives.
  • Education and/or Experience
    • Bachelor’s Degree (B.S.) or Associate’s Degree of Applied Science in Engineering, or 10 years of industry-related experience and 10 years of management experience.

Pay

$130,000–$160,000 per year, based on experience.
