Primary Responsibilities
- Lead full-lifecycle execution of ground-up and value-add development projects — due diligence, entitlement/permitting, design, preconstruction, procurement, and construction.
- Serve as the primary interface between development, design, construction, clients, and capital partners to keep execution aligned with project business plans.
- Provide constructability, cost, and schedule input during due diligence and design, including evaluation of design feasibility, cost assumptions, and execution risk. Work in close partnership with development leadership on major office and mixed-use projects, with the ability to independently manage smaller projects under senior oversight.
- Drive accountability across the project team to achieve budget, schedule, and quality objectives.
- Manage and coordinate the design process from concept through construction documents, ensuring constructability, cost discipline, and schedule alignment. Steward project design through the required permitting process.
- Direct the preparation and validation of project budgets, including conceptual estimates, detailed takeoffs, and value engineering.
- Collaborate with architects and engineers to ensure efficient design solutions, constructability, and alignment with market expectations.
- Establish project schedules and critical-path sequencing, identifying risks and mitigation strategies early.
- Lead the sourcing, evaluation, and selection of general contractors, key subcontractors, and vendors.
- Oversee competitive bid processes and negotiate contracts for favorable commercial terms aligned with project goals.
- Structure procurement strategies (GMP, hard bid, negotiated) appropriate to project type and risk profile.
- Oversee all aspects of construction execution, including schedule adherence, cost control, quality assurance, and safety performance.
- Maintain direct oversight of change management, pay applications, and budget tracking to ensure alignment with approved capital plans.
- Lead regular project reporting to internal stakeholders, clients, lenders, and capital partners, clearly communicating risks, progress, and mitigation plans.
- Coordinate with leasing teams on tenant turnover requirements for executed leases.
- Ensure successful project closeout, including turnover, documentation, and financial reconciliation.
- Build and maintain strong working relationships with architects, engineers, consultants, general contractors, and ownership stakeholders across Texas. Represent Stream Realty Partners in the market with professionalism and technical credibility.
Qualifications
- Education: Bachelor’s degree in Construction Management, Engineering, Architecture, or a related field preferred.
- Experience: 5+ years of experience in commercial real estate development, construction, or design management.
- Diverse network of relationships across design and construction firms.
- Technical Skills: Strong command of project budgeting, cost management, value engineering, and construction cost structures. Mastery of AIA contracting and similar agreements and procedures.
- Core Competencies: Excellent communication, negotiation, and leadership skills. High-service-minded attitude toward delivering results for internal and external stakeholders. High level of integrity, accountability, and professionalism.
