About the role

The Director of Construction plans and directs all phases of construction and controls the construction budget.

Responsibilities

  • Culture of Unity and Ownership
    • Develop a culture of unity and ownership with the Construction and Customer Service departments.
    • Set an example of enthusiasm, hard work, honesty, and accountability.
  • Quality
    • Achieve the highest level of quality for each home under construction, especially at the NHO stage.
    • Identify and follow up with Project Managers and Superintendents to correct errors and implement action plans to avoid future mistakes.
    • Ensure all houses are built per plan by regularly checking floorplans, elevations, and scopes of work.
    • Take pride in small details and coach the team to deliver every home on time with zero NHO items.
    • Maintain Model Homes in retail condition (light bulbs, cleanliness, weeding parking lots, air filters, flood lights, etc.).
  • Monitor and Meet Construction Deadlines and Goals
    • Plan, organize, and direct Project Managers and Superintendents to meet construction deadlines and goals, including key milestones (forms set, foundation pour, structural inspections, cabinet installation, QAI, NHO, and follow-up).
    • Monitor monthly closings to ensure company goals are met.
    • Ensure homes are on schedule to finish on time.
    • Weekly review and follow-up with Project Managers to ensure the Construction Tracker is 100% updated.
    • Use tracker data to determine if Superintendents are on or behind schedule and help them get back on track.
    • Ensure the Closing Tracker is updated regularly with dates of completed SPEC NHOs.
    • Follow up with the Office Assistant to ensure an SO is created based on the SPEC NHO list.
    • Achieve weekly frame completion goals.
  • Cycle Times and Scheduling
    • Reduce cycle times to 120 calendar days from start of construction to QAI (forms set = 0 days; foundation pour = 21 days; frame/structural inspection pass = 60 days; cabinets installed = 90 days; QAI = 120 days).
    • Directly responsible for all QAIs and NHOs being ready and delivered on time.
  • Set Closing Schedule
    • Ensure Project Managers work with the Office Manager and Superintendents to schedule closings by the 15th of each month.
    • Encourage even flow closings.
  • Survey
    • Achieve Division Customer Service Survey goals through outstanding service and attitude.
  • Builder of Choice
    • Help Hakes Brothers become the Builder of Choice for trade contractors.
    • Manage trades, contractors, and suppliers to accomplish their jobs effectively and efficiently.
    • Act as a liaison between trade contractors and Hakes Brothers.
    • Teach Project Managers and Superintendents to schedule trade contractors properly, avoid dry runs, be firm but fair, consistent, reliable, and respectful.
    • Follow up with Project Managers to ensure monthly trade contractor meetings are held.
    • Resolve issues trade contractors may have with Construction staff.
    • Lead Annual Contractor Award Ceremonies and contractor barbecues.
  • Controlling and Reducing Construction Costs
    • Identify ways to control and reduce construction costs.
    • Coach Superintendents to monitor and control materials delivered to jobsites to prevent theft or damage.
    • Hold trades accountable for sloppy work requiring additional effort from other contractors.
    • Do not pay trade contractors or suppliers until work is 100% complete and inspected.
    • Negotiate fair prices for work beyond the scope of work.
    • Responsible for construction overhead budget per house: $500.
  • Jobsite Cleanliness
    • Maintain a clean worksite, as cleanliness equals quality to buyers and trade contractors.
    • Ensure all homes are free of trash, streets are free of dirt, common areas are clean, and homes are broom-swept at the end of each day.
  • Home Start / Plot Plan Approval
    • Weekly review of Home Starts and NTP deadlines on the Closing Tracker to ensure homes start on time.
    • Review the Plot Plan Approval process to ensure homes are released to the Construction team without errors or delays.
  • Assist with Model Home Construction
    • Assist with Model Home construction to ensure models are built quickly.
  • Safety
    • Support the development of occupational safety and health (OSH) policies and programs.
    • Train Superintendents, Project Managers, and Subcontractors on safety-related topics.
    • Oversee regular inspections of construction sites.
    • Remedy unsafe practices and processes, including implementing standardized penalty assessments for non-compliance.
    • Record and investigate incidents to determine causes and assist with worker’s compensation claims.
    • Prepare reports of OSH violations and provide statistical information to upper management.
  • Stormwater Pollution Prevention Plan (SWPPP)
    • Assist Superintendents and trades in following SWPPP requirements.
    • Review SWPPP Logs weekly.
    • Mentor Project Managers and Superintendents to keep logs updated weekly.
  • Warranty
    • Ensure any warranty items left over from NHO or follow-up are completed in a timely manner.
  • Construction Management Duties
    • Hire and supervise all Construction and Customer Service staff.
    • Manage sick and vacation days; track and update time-off requests in ADP; ensure appropriate coverage.
    • Manage company relationships and cooperate with other departments (Construction, Sales, Product Development, Accounting).
    • Build and maintain relationships with key members of City and County staff.
    • Establish processes and systems to achieve and excel in business goals and objectives.
    • Provide constructive and timely performance evaluations.
    • Handle discipline and termination of employees in accordance with company protocol.
    • Mentor and encourage Project Managers and Superintendents to solve problems with customers and trades.
    • Conduct weekly meetings with the Division President, bringing an agenda with pressing issues and reporting on team morale, culture, cycle times, surveys, service order times, variances, etc.
    • Oversee Manager Performance Reviews, Project Manager, and Customer Service bonuses.
  • Professional Appearance / Team Player
    • Always look, dress, and speak professionally.
    • Help accomplish tasks to ensure Hakes Brothers remains an industry leader; be a leader.
    • Set an example for other co-workers.
    • Be a positive voice for the company.
  • Vehicle
    • Must own or have access to a vehicle for daily work.
    • Must carry a valid driver’s license and auto liability insurance.
  • Other duties as assigned.

Requirements

  • High School diploma or GED.
  • At least 5 years of direct experience with Hakes Brothers or equivalent.
