About the role
The Director of Asset Management, Real Estate Transactions reports to the Vice President of Asset Management and serves as a member of the Senior Leadership Team at MidPen. This role oversees assigned projects within MidPen's stabilized portfolio, including rehabs, loan modifications, refinancing, investor buyouts, grants, rebate programs, and other capital events and transactions. The Director supervises the Real Estate Transactions Team and fosters cross-functional relationships to improve operational efficiency and interdepartmental collaboration.
Responsibilities
- Leadership & Supervision
- Hire, train, and supervise personnel to promote a positive work environment and ensure teamwork across departments.
- Create and communicate expectations for staff and hold them accountable for results.
- Leverage internal and external relationships to remove barriers for team efficiency and success.
- Provide autonomy and delegation to empower staff growth while supporting the team.
- Demonstrate leadership that enhances the experience of other MidPen staff.
- Portfolio Strategy
- Formulate short- and long-term strategic plans for the portfolio.
- Lead evaluation of potential projects and financing sources for integration into project pipelines.
- Monitor Requests for Proposals (RFPs) and Notices of Funds Available (NOFAs) for capital improvement projects, refinancing, loan modifications, and other funding opportunities.
- Complete funding applications and evaluate their impact on cash flow, compliance, rents, and long-term capital needs.
- Project Execution
- Prepare and present materials to Boards and Committees for approval.
- Develop and maintain positive relationships with internal and external partners.
- Coordinate with internal parties to secure required approvals from external stakeholders.
- Manage and lead meetings with key partners to ensure adequate communication and feedback.
- Ensure communication with residents and on-site staff regarding projects affecting the community.
- Refinancing and Loan Modifications
- Identify and execute loan modifications to improve property performance and cash flow.
- Evaluate properties for refinancing and debt restructuring, providing recommendations to the Vice President.
- Ensure successful execution of financing and loan modification transactions on budget and schedule.
- Property Rehabs
- Maintain accurate project budgets, cost tracking, and schedules.
- Collaborate with internal staff and external experts to determine the highest and best use of funds.
- Ensure capital projects adhere to MidPen building guidelines and update guidelines as needed.
- Confirm collection and documentation of warranties, O&M manuals, and instructions.
- Work with Construction Management/Facilities to ensure timely, on-budget completion of capital improvements.
- Lead design, permitting, and construction-related processes; negotiate with contractors for optimal pricing.
- Ensure timely draws of loan and grant funds and pursue rebates as applicable.
- Investor Buyouts
- Monitor options and rights of first refusal to evaluate purchase prices for investor interests.
- Coordinate with investors to execute acquisitions, including meeting requirements and obtaining approvals.
- Document transactions and coordinate with Accounting for proper booking and records.
Requirements
- Demonstrated leadership and management experience with proven results.
- Proficiency in Microsoft Office Suite (Excel, Word, PowerPoint).
- Ability to prepare financial feasibility analysis, strategic plans, research, and narrative reports.
- Excellent reading, written, and verbal communication skills.
- Ability to work in a fast-moving, flexible environment and manage complex projects.
- Self-starter with minimal need for guidance from a manager/supervisor.

- Reliable means of transportation to travel throughout MidPen's geographic footprint.
Qualifications
Bachelor's Degree in Finance, Community Development, Economics, Urban Planning, or related field plus eight years' progressively responsible experience in low-income housing development, real estate transactions, or asset management, including at least three years of people management experience, or an equivalent combination of education and relevant work experience.
Constantly perform desk-based computer tasks; frequently sit; occasionally stand/walk, reach/work above shoulders, perform light or fine manipulation, grasp forcefully, use a telephone, sort and file paperwork, and lift, carry, push, or pull objects weighing up to 15 pounds; rarely twist, bend, stoop, squat, kneel, or crawl.
Pay
Annual salary range: $175,000.00 to $195,000.00, based on applicable experience and qualifications. Auto allowance provided.
