FLSA Classification: Exempt Reports To: CFO Position Summary The Director of Asset Management is responsible for leading the company's asset management function and optimizing the performance and value of the multifamily real estate portfolio. This role provides strategic oversight of asset performance, financial analysis, capital planning, and operational alignment to ensure assets achieve business plan objectives while maximizing performance, value, and operational outcomes. The Director partners closely with Executive Leadership, Finance, Operations, Construction, and other key stakeholders to evaluate portfolio performance, identify opportunities for improvement, and develop strategies that enhance operational and financial results. This position also leads the Asset Management team, establishes departmental priorities and processes, and provides executive-level insights and recommendations regarding portfolio performance, risks, and opportunities. Key Responsibilities Asset Management Leadership & Strategy Lead the Asset Management function by establishing priorities, processes, and best practicesDevelop and execute asset management strategies that maximize long-term portfolio valueProvide leadership, coaching, and development to the Asset Management teamEnsure departmental goals align with overall company objectives Portfolio Performance Management Analyze portfolio performance, including revenue, expenses, NOI, capital investments, and operational trendsMonitor performance against underwriting assumptions, budgets, KPIs, and business plansIdentify risks, opportunities, and areas for operational improvementPartner with Operations and Finance to develop and implement action plans for underperforming assetsLead recurring asset performance reviews across the portfolio Financial Planning & Capital Strategy Oversee annual budgeting, forecasting, and long-term capital planningEvaluate capital improvement projects and value-add investment opportunitiesAnalyze return on investment and ensure capital allocation aligns with portfolio objectives Reporting & Executive Communication Oversee monthly, quarterly, and annual portfolio reportingPresent financial analysis and strategic recommendations to executive leadershipPartner with the Data & Visualization team to improve reporting and business intelligenceOversee lender, investor, and other financial reporting requirements Cross-Functional Leadership Collaborate with Operations, Construction, Finance, and other departments to execute asset strategiesParticipate in operational reviews and provide financial and asset performance insightsSupport strategic initiatives and continuous process improvements Qualifications Required Experience Bachelor's degree in Finance, Real Estate, Business Administration, Accounting, or a related field7+ years of experience in multifamily asset management, real estate finance, portfolio management, or related real estate investment rolesExperience managing multifamily assets, including:Financial performanceBudgetingCapital planningOperational performance metricsLeadership experience managing teams or cross-functional initiativesStrong understanding of:NOICAPEXUnderwriting assumptionsBudget variance analysisReturn optimization strategiesExperience using Yardi or similar property management/accounting softwareAdvanced proficiency in Microsoft Excel, PowerPoint, and financial analysis tools Preferred Qualifications Master's degree in Finance, Real Estate, Business Administration, or related fieldExperience managing a diverse multifamily portfolio across multiple marketsExperience presenting to executive leadership, ownership groups, lenders, or investors Knowledge, Skills & Abilities Strong knowledge of multifamily asset management and portfolio optimizationExcellent financial analysis and strategic planning skillsAbility to evaluate financial statements, budgets, forecasts, and operating performanceStrong business acumen and strategic thinkingProven leadership and team development abilitiesExecutive-level communication and presentation skillsAbility to build strong cross-functional partnershipsStrong problem-solving and decision-making capabilitiesExcellent organizational skills with the ability to manage multiple prioritiesProficiency with reporting, analytics, and property management systems Direct Reports Asset ManagersData Visualization & Reporting Analyst Work Environment Standard office environmentRegular collaboration with executive leadership, Finance, and OperationsStandard business hours with occasional flexibility to meet deadlines Physical Requirements Prolonged periods of sitting and computer workFrequent typing and document handlingRegular communication in meetingsOccasional standing, walking, and light lifting (up to 15 lbs.)Ability to manage multiple streams of information Travel Minimal travel to property sites, generally within one hour of the corporate office, with occasional trips up to approximately two hours away. All travel occurs during business hours with no overnight travel required. Mileage is reimbursed per company policy.
