About the role

Responsible for leading corporate real estate strategy, transaction management, workplace planning, and governance activities across the U.S. portfolio. Partners with business leaders to identify and execute real estate solutions that support business objectives, employee experience, growth, and cost optimization.

Responsibilities

  • Develops and executes corporate real estate strategies that align with business objectives, workforce planning, financial goals, and employee experience initiatives.
  • Led strategic planning for office, branch, and workplace requirements across the portfolio.
  • Establishes workplace standards, occupancy strategies, and space utilization guidelines that support business needs and corporate objectives.
  • Oversees workplace programming and space planning requirements in partnership with business stakeholders.
  • Demonstrates a knowledge of market information, corporate real estate transaction history, and successful outcomes in a related corporate real estate role.
  • Leads all real estate transaction activities, including site identification, market evaluation, financial analysis, lease negotiations, renewals, relocations, expansions, contractions, and dispositions.
  • Develops transaction strategies and business cases to support real estate decisions.
  • Presents recommendations and obtains executive stakeholder alignment for proposed transactions.
  • Sets up and secures approval for all applicable projects through established Capital Committee governance processes.
  • Directs and manages third-party brokerage firms responsible for market searches, site evaluations, financial analysis, and transaction negotiations.
  • Pairs with external legal counsel to negotiate and finalize leases and related real estate agreements that comply with corporate standards and risk requirements.
  • Establishes performance expectations and manages relationships with brokers, architects, and other strategic service providers.
  • Pairs with architects and workplace consultants to develop programming requirements and space plans that support business strategy, employee experience, operational needs, and corporate workplace standards.
  • Ensures proposed workplace solutions align with approved space standards, utilization targets, and budget objectives.
  • Reviews and approves conceptual layouts, test fits, and workplace planning recommendations.
  • Builds strong relationships with executive leadership and business stakeholders to understand evolving real estate requirements.
  • Leads cross-functional collaboration among Finance, Legal, Human Resources, Technology, Security, and business units throughout the transaction lifecycle.
  • Develops and maintains policies, procedures, and governance processes supporting corporate real estate activities.
  • Provides leadership, coaching, and development to Corporate Real Estate team members.

Qualifications

  • Bachelor's Degree in Business Administration, Real Estate Management, Finance, or related field, or equivalent combination of education and experience.
  • Master's Degree, preferred.
  • Seven (7) or more years of progressive leadership experience in Corporate Real Estate or Facilities planning in a fast-growing environment.
  • Experience collaborating with other business units to meet company goals and standards.
  • Experience developing and managing budgets with exceptional financial, vendor, and contract management skills.
  • Strong knowledge of domestic commercial real estate processes and regulations.
  • Microsoft Excel and PowerPoint skills including charting and graphing required.
  • Microsoft Project experience desirable.
  • Excellent verbal and written communication skills.
  • Exceptional organization skills and detail oriented.
  • Exceptional problem solving and business judgement skills.
  • Strong negotiation skills.
  • Self-motivated, self-managed, and willing to take on new responsibilities.
  • Strong ability to develop relationships with stakeholders.
  • Excellent ability to manage people across multiple geographies.
  • Ability to manage multiple projects with shifting priorities and deadlines successfully.
  • Ability to work in a fast-paced, growing organization with the ability to embrace change.
