Job Summary

The Director, Asset Management has responsibility for developing or optimizing existing business plans and managing all day-to-day aspects of project execution to achieve stated business objectives against four strategic pillars: financial, customer, process, and associate. Scope ranges from: 1) new acquisitions and resort openings to sold-out resorts, 2) small single-phase to large multi-phase projects, 3) single product to complex mixed-used developments, and 4) wholly owned to joint ventures and other types of development partnerships.

About the Role

This position drives performance against stated objectives across processes within MVW (including M&S, Resort Operations, IRM, A&C and the enabling functions) and with external parties (including JV partners, lenders, landlords, and tenants), as applicable.

Responsibilities

  • Provides support to Asset Management VPs and AVPs in setting of overall business strategy for projects assigned.
  • Collaborates with stakeholders across disciplines and enabling processes to develop holistic or individual process business plans to achieve stated objectives or optimize performance.
  • Supports Asset Management VPs and AVPs in working with Development, Business Planning, F&A, Legal workout specialists to develop, recommend, gain approval and implement strategies to enhance the performance or mitigate the risk of projects not meeting MVW’s approved metrics.
  • Key business planning team member for new projects prior to approval and the execution team from project approval through resort opening.
  • Develops plans and delivers results by managing cross-process teams and working with and through external constituencies.
  • Collaborates with corporate and regional operations team to develop operating plans for new resorts and changes to operating plans at existing resorts.
  • Works with M&S, Resort Operations, F&A, Legal and third-party, as requested, to maximize the value of developer-owned commercial spaces and other assets.
  • Administers joint venture partner meetings including preparation of agendas and key meeting content; ensures appropriate minutes and follow-up routines in place.
  • Prepares formal requests for approval of new business plans or changes to existing business plans to gain approval from Executives or Executive Committees as appropriate.

Requirements

  • Minimum of four (4) years college degree in Business preferred or equivalent experience.
  • Master’s degree a plus.
  • Extensive experience gained within MVW or Marriott International preferred.
  • Experience in timeshare or hospitality an advantage.
  • Minimum of 7 years of experience with a preference for operations or finance & accounting.
  • Experience as a manager or managers is plus.

  • Demonstrated business and financial acumen with proven analytical skills.
  • Strong verbal, written, and presentation skills.

Benefits

For the right candidate, this position offers flexibility to be based either at MVW Headquarters in Orlando, Florida, or at a resort operation within the Hawaii Region, with travel as needed to support business objectives and achieve assigned goals.

Pay

The salary range reflected in this posting is based on the position being located at the MVO MVC West Regional Office in Newport Coast, California. Compensation may vary based on the selected candidate’s work location, and the applicable salary range for positions based in Orlando, Florida, or Hawaii will be adjusted accordingly.
