Dir of Maintenance
Responsibilities
- Follows a wide preventative maintenance program for HVAC, fire alarm, emergency call, generator, kitchen, irrigation, sprinkler systems, and outside walkways.
- Conducts quarterly walk-throughs to identify areas of concern and those needing attention.
- Collaborates with engineering contractors and vendors, ensuring insurance and licenses are up-to-date.
- Prioritizes and completes work orders to meet management, owner, and resident satisfaction standards.
- Ensures compliance with local, state, and federal building codes, SDS, OSHA, EPA regulations, and fire codes.
- Interviews, hires, evaluates, coaches, and terminates staff in Maintenance and Housekeeping departments.
- Evaluates and oversees the quality of work performed by housekeepers and other personnel in Maintenance.
- Schedules and monitors staff labor within the budget of the building.
- Reviews all apartments during move-ins and move-outs, addressing necessary repairs and preparations for new residents.
- Patches and paints walls, cleans carpets, and uses move-in/out apartment checklists.
- Discusses related issues with the Executive Director and ensures the outside of the property is maintained through landscaping, snow removal, and garbage/trash removal.
- Maintains inventory control for all general supplies, parts, and equipment for necessary repairs and maintenance.
- Maintains all required engineering files.
- Assesses plumbing and electrical problems within the community and determines the best course of action to correct the issue.
- Works within the legal scope of local and state codes, reviews safety data sheets (SDS), and takes necessary precautions.
- Fills out property damage claims in accordance with company policy and responds to resident or community emergencies.
- Maintains office, shop, and mechanical areas within company standards.
- Maintains a safe work environment and manages unsafe actions.
- Complies with Safety Committee Standards and assists the Executive Director in workplace injury investigations, returns to work, and management of the injured worker, communication with care providers, and the management company.
- Fosters teamwork among co-workers, shows initiative in overcoming obstacles, and takes actions that assist others beyond job responsibilities, having a positive impact on co-workers, residents, and visitors.
- Performs other duties as assigned or needed.
Qualifications
Requires a high school diploma or equivalent. Must have at least 5 years of experience in maintenance and housekeeping. Must have a valid driver's license and reliable transportation. Must have a strong understanding of local, state, and federal building codes, SDS, OSHA, EPA regulations, and fire codes. Must be able to read and understand safety data sheets (SDS). Must be able to perform tasks safely and efficiently, including lifting heavy objects and working in confined spaces. Must have excellent organizational skills and the ability to manage multiple tasks simultaneously. Must have excellent communication and interpersonal skills, as well as the ability to work independently and as part of a team. Must be able to work flexible hours, including evenings and weekends, as needed.
