Primary Responsibilities
- Aid in data collection for property acquisitions.
- Support administrative tasks in land purchase negotiations, including drafting LOIs and EMCs.
- Assist in preparing preliminary budgets and timelines for various stages of acquisition and development.
- Coordinate with project consultants during due diligence, such as architects, engineers, appraisers, market analysts, surveyors, title companies, etc.
- Review due diligence materials for each project being developed.
- Support housing tax credit applications and familiarize with state's Qualified Allocation Plan and application process timelines.
- Administer the construction process, including preparing monthly draw expenditure requests and coordinating with contractors, prime subcontractors, and accounting teams.
- Prepare and present marketing materials for public presentations.
- Respond to lenders and syndicators on project-related due diligence requirements.
- Conduct financial underwriting for potential transactions and perform market analysis.
- Ensure compliance with state-required reporting deadlines by updating team calendars.
- Provide administrative support to the asset management team, including inputting figures and preparing documents like 10% tests, Carryover Allocation packages, cost certifications, 8609’s, and certified audits.

- Understanding and seeking explanations of complex regulations from various government agencies.
- Strong technical and analytical skills, familiarity with accounting and financial principles.
- Proficiency in managing large databases and datasets.
- Organizational skills to manage multiple projects simultaneously.
- Ability to cope with deadline pressures and work independently.
- Leadership and excellent communication skills.
- Ability to write various types of business correspondence and interact with all levels of management.
- General understanding of real estate practices and problem-solving abilities.
- Proactive, creative thinking, and drive to complete projects.
Qualifications
- Bachelor's degree in Business Administration, Accounting, Finance, Economics, Real Estate Development, or related field.
- Relevant work experience.
- Excellent working knowledge of Microsoft Excel, Word, Teams, and Access.
- Basic proficiency in Project software.
