Essential Duties
- Track post-entitlement conditions, permitting requirements and regulatory approvals for assigned development projects.
- Maintain logs, checklists and trackers for jurisdiction-specific requirements and approval status.
- Facilitate coordination of permitting activities with municipal agencies, third-party expeditors and consultants.
- Track permit submittals, comments, responses and approval timelines.
- Support development and maintenance of post-entitlement schedules using Smartsheet and related tools.
- Prepare status reports, dashboards and summaries related to permitting, approvals and project readiness.
- Facilitate consultant coordination, including tracking scopes, deliverables and required documentation.
- Organize and maintain project files, approval documents, correspondence and permit records in shared systems.
- Maintain preparation of materials required for financing, GMP development and internal project handoffs.
- Cook up with Development, Design, Construction and Finance teams to gather and distribute project information.
- Facilitate meeting preparation, agendas and follow-up action tracking.
- Maintain standardized templates, workflows and reporting tools developed by the Senior Manager.
- Maintain the implementation and ongoing use of standard operating procedures (SOPs) for post-entitlement and permitting activities, including maintaining templates, checklists and documentation.
- Identify gaps, inconsistencies or risks in tracking and documentation and escalate as appropriate.
- Travel to project sites, City/County staff or planning meetings, as needed (up to 25%).

Experience and Qualifications
- Bachelor's degree required; concentration in Construction Management, Architecture, Engineering, Real Estate, Urban Planning, Business/finance or a related field preferred
- Three (3) or more years of experience in real estate development, construction, planning, permitting, project coordination, development analytics or a related field
- Experience with entitlement, permitting or development approval processes preferred
- Proficiency in Smartsheet, Microsoft Excel and Microsoft Office Suite
- Experience working with shared document management systems (e.g., SharePoint); familiarity with project or construction management platforms (e.g., Procore) a plus
- Strong organizational and analytical skills with the ability to manage multiple tasks and priorities
- Excellent written and verbal communication skills
- Ability to work effectively with internal teams, consultants and external agencies
Pay Range
68,600.00 - 85,750.00
