About the role

The position assumes full responsibility for the successful completion of multi-faceted real estate development projects—both market-rate and affordable—from inception through construction completion and lease-up. The role leads an in-house team of Associate Developers, Assistant Developers, and Administrative Assistants while assembling and managing external teams of financiers, architects, designers, engineers, and contractors. Each developer coordinates multiple projects at varying stages of development and must demonstrate strong financial acumen, creative problem-solving, leadership, and clear communication.

Responsibilities

  • Identify and evaluate real estate development opportunities
  • Determine financial feasibility and site suitability
  • Draft and finalize professional RFPs and RFQs
  • Establish strong public-private partnerships
  • Deliver PowerPoint presentations to financiers, municipalities, and community groups, including skeptical or adverse audiences
  • Develop realistic project budgets and schedules
  • Coordinate efficient land-development approval processes
  • Lead legal teams and oversee all site control documentation, loan agreements, equity documents, and partnership agreements
  • Collaborate with architects and engineers to design proposed developments
  • Meet design, funding, construction deadlines, and project budgets
  • Oversee contractors and other professionals during construction
  • Manage lease-up of completed developments and ensure full information flow regarding limiting criteria
  • Maintain and motivate in-house development teams
  • Manage calendars and coordinate logistics for all development meetings
  • Balance internal and external stakeholder opinions in a diplomatic and timely manner
  • Understand workloads and priorities across the development team
  • Keep team leaders informed of project issues
  • Secure Agreement of Sale/Development Agreements and site control
  • Ensure 100% construction completion and receipt of all funds within established time frames
  • Achieve financial closings and project lease-up at expected pace
  • Obtain fully approved project entitlements within established time frames

Requirements

  • BA or BS required
  • At least four years of experience as an Associate Developer or equivalent
  • Strong entrepreneurial instincts and solid analytical skills
  • Well-rounded real estate background
  • Exceptional verbal and written communication skills
  • Confidence delivering persuasive PowerPoint presentations to potentially contentious groups
  • Strong interpersonal skills and ability to build and maintain effective working relationships
  • Discretion handling confidential information
  • Proven organizational skills with ability to set priorities and work independently
  • Ability to perform under pressure, exercise sound judgment, and respond calmly in fast-paced, high-energy environments
  • Understanding of project proformas for both market-rate and public housing developments
  • Deep knowledge of HUD and Housing Finance Agency budget requirements
  • Experience filing applications for Low Income Housing Tax Credits, Federal Home Loan Bank Affordable Housing Program funds, and other soft resources
  • Proficiency in Outlook and Microsoft Office (Word, Excel)
  • Punctuality, respect for others’ time, accuracy, and speed in task execution
  • Strong work ethic and exceptionally high standards
  • Maturity, good judgment, and professionalism
  • Valid driver’s license, insured vehicle, and ability to travel

Working Conditions

  • Periodic flexible hours required
  • Ability to travel by plane and automobile
  • Ability to work at property locations within or near transitional neighborhoods
  • Ability to climb stairs, use elevators, bend, squat, and reach overhead

Pay

$130,000 – $140,000/year plus bonus; uncapped performance-based bonus program tied to individual and company results.
