We need to output HTML fragment with sections: headings

for sections like About the role, Responsibilities, Requirements, Qualifications, Skills, Benefits, Pay, Schedule. Use
  • for any list of duties/requirements/benefits, and

for prose. Do NOT repeat job title as heading. Do NOT put Job ID / requisition numbers as headings — fold minor metadata into a short

or drop it. Preserve ALL substantive information; do NOT invent or summarize away detail. Remove cookie/navigation/legal/EEO/equal-opportunity/scam-warning boilerplate, duplicated lines, and application instructions. IMPORTANT: include a section ONLY when the posting has real, specific content for it — never emit a heading followed by filler/placeholder text (e.g. "commensurate with experience", "not specified", "N/A", "varies", "TBD") and never create Pay/Schedule/Benefits sections unless the posting actually states them. Prefer a few substantive sections over many thin ones. We need to parse the posting. Perks and Benefits Health, Life, 401(k), dental, and vision insuranceShort-term, long-term disability insurance and leavePaid HolidaysPaid Time OffBereavement leaveDiscretionary BonusesEmployee Stock Ownership Program We need to extract sections: About the role (intro), Responsibilities, Requirements (maybe Preferred Skills And Experience), Qualifications (maybe Education?), Skills, Benefits, Pay, Schedule. But we must only include sections that have real specific content. Pay and Schedule are not mentioned (no pay, no schedule). So we should NOT include Pay or Schedule sections. Benefits: there is "Perks and Benefits" with list: Health, Life, 401(k), dental, and vision insurance; Short-term, long-term disability insurance and leave; Paid Holidays; Paid Time Off; Bereavement leave; Discretionary Bonuses; Employee Stock Ownership Program. So we can include Benefits section. Responsibilities: there is "Core Responsibilities" list. We'll include Responsibilities. Requirements: maybe "Preferred Skills And Experience" includes qualifications, skills, experience. Could be split into Requirements (education, experience) and Skills (technical). But we can combine? The instruction: Prefer a few substantive sections over many thin ones. So we could have sections: About the role, Responsibilities, Qualifications (including education, experience, license), Skills (technical), Benefits. But we need to decide what qualifies as each. Let's extract: About the role: The introductory paragraph after "At EPS Group..." up to "Primary Areas of Focus". Actually "Primary Areas of Focus" maybe part of responsibilities? It lists Site Design (include utilities and drainage) Drafting Internal addressing QA/QC comments. That seems like focus areas, could be part of responsibilities or a separate section. But we can incorporate into Responsibilities. Responsibilities: list after "Core Responsibilities". Also includes "Achieve an 85-90% Billable Utilization" etc. Also "Responsible for completing timecards accurately and on time." etc. Qualifications: Education: High School Diploma or GED; Associate degree in Construction Management, Computer Aided Drafting/Design, or a similar field ideal. Experience: Minimum of 3 - 7 years of experience using Civil 30 or Land Development Desktop to design and prepare construction drawings for Land Development projects. Valid driver's license and automobile insurance. Skills: Expert in Civil 3D, Microsoft Office, and Bluebeam. Familiar with commercial land development projects to include small to large master planned communities. Familiar with submittal processes for cities and other municipalities. Attention to detail, excellent communication, and multi-tasking skills. Proficient understanding of municipal codes or being able to interpret them. Diversified experience within various stages/design elements of a project is a plus. Manual dexterity sufficient to operate keyboard and calculator. (Physical requirements maybe separate but could be part of Qualifications? Might be separate but we can include under Qualifications or Skills? Probably Qualifications includes physical requirements? But they are not typical qualifications; they'd be under "Physical Requirements". However we don't have a section for Physical Requirements unless we create one; but we could include under Qualifications as a bullet list. However the instruction says we should not create sections unless posting has real specific content. It does have Physical Requirements content, but we don't have a predefined heading for that; we could create a section like "Physical Requirements" but not in the allowed list? The allowed headings list includes About the role, Responsibilities, Requirements, Qualifications, Skills, Benefits, Pay, Schedule. Physical Requirements is not listed, but we could fold into Qualifications or Skills? Probably better to include under Qualifications as a bullet. Thus we can have sections: About the role, Responsibilities, Qualifications, Skills, Benefits. We need to use

for each section heading. Inside each section, we need to use

    for prose and

    • for any list of duties/requirements/benefits. Thus:

      About the role

Optionally include Primary Areas of Focus? Could be part of responsibilities. Responsibilities: list items. We need to extract each responsibility as bullet. From text: "Identify significant site constraints. Site utility layouts for sanitary sewer, water, and storm sewer systems. Read maps, surveys, and plans to note land grading, nearby structures, and other factors affecting utility and underground retention systems placement and conflicts. Perform basic site grading with Civil3D to determine finished floor or pad elevations and propose site grading. We can treat each line as bullet. Thus
      • Identify significant site constraints.
      • ... etc. Qualifications: Education, experience, driver's license. We can list bullets. Skills: list technical and soft skills. Benefits: list benefits. We must not include Pay or Schedule. We must ensure we don't repeat job title as heading. Not needed. We must not include Job ID/requisition numbers. We must remove boilerplate: none present. We must preserve all substantive information. Check for duplication: The text includes "Primary Areas of Focus Site Design (include utilities and drainage)DraftingInternal addressing QA/QC comments". This seems like a run-on without punctuation. We could incorporate into Responsibilities as bullet points: Site Design (include utilities and drainage), Drafting, Internal addressing QA/QC comments. But we already have responsibilities covering similar. Might be redundant but we should preserve. We could add as bullet under Responsibilities: "Site Design (include utilities and drainage)", "Drafting", "Internal addressing QA/QC comments". However those are already somewhat covered. But to preserve all info, we should include them. Thus Responsibilities bullets include those three as separate items. Let's craft. Now produce HTML fragment. Be careful to escape any special characters? Not needed. Let's write:
