Design Build Assistant Project Manager

About the Role

The Design-Build Assistant Project Manager supports the planning, coordination, and execution of commercial and institutional design-build projects from preconstruction through closeout. This role manages small projects independently or supports larger, more complex projects while collaborating with design professionals, subcontractors, clients, and internal teams. Projects are delivered using various contracting methods, including Design-Build, IDIQ, Lump Sum, and Fast Track delivery.

Responsibilities

• Create, update, and maintain project controls that track project status, changes, design documents, RFIs, shop drawings, submittals, quality controls, safety, financial performance, close-out, and other aspects.
• Analyze reports and prioritize tasks to prevent project delays.
• Work with subject matter experts to create, review, and process shop drawings and submittals.
• Manage or support the change management process, including updating logs, routing documents, obtaining pricing, developing estimates, and writing change orders.
• Coordinate conceptual design with design professionals and perform quantity surveys using digitizers, 3D modeling software, and paper-based processes.
• Establish, monitor, communicate, and maintain project schedules using contemporary scheduling software.
• Support physical layout and spatial coordination of work, including developing control line drawings and reviewing shop drawings.
• Negotiate or support the negotiation of contracts, subcontracts, and purchase orders.
• Maintain and produce reports using TMG and client-specific workflow software (e.g., TMG’s Project Center, USACE QCS/RMS, Prolog).
• Proactively identify design and constructability issues and facilitate solutions.
• Ensure project compliance with contract terms, codes, standards, and legal requirements.
• Provide timely interaction with supporting work groups (e.g., accounting, HR, ICS).
• Participate in project closeout activities to ensure timely completion.
• Assist in evaluating projects for design proficiency, constructability, and value-engineering cost savings.
• Engage in lifelong learning, professional development, weekly staff meetings, and industry networking.

Requirements

• Basic working knowledge of civil, architectural, mechanical, plumbing, structural, telecom, or electrical disciplines.
• Good analytical skills and proficiency with estimating, scheduling, and reporting software tools.
• Ability to read, interpret, and analyze design drawings and specifications to contribute to scope alignment, cost savings, and technical proficiency.
• Ability to travel to different jobsites within a designated geographical area.
• Must be able to lift and handle 50-pound objects.
• Must be fully mobile, capable of walking job sites, climbing ladders and stairs multiple times daily to inspect work, direct subcontractors, and ensure safety and quality control.
• Clean driving record to facilitate transporting materials from suppliers when necessary.
• Current safety credentials: OSHA 30, First Aid, CPR, and CQC certification issued by USACE/NAVFAC (grace period of up to six months allowed to obtain).
• Ability to pass a standard federal background check for project site access.
• U.S. Citizenship required.

Qualifications

• B.S. degree in Engineering, Architecture, or Construction Management with 2-3 years of experience with a commercial and/or industrial general contractor or design firm.
• Demonstrated experience estimating and managing self-performed and subcontracted work.
• Basic to good understanding of construction means and methods for commercial and institutional building renovations and site work.
• Basic to good understanding of the design drawing and specification production process, client review, and technical evaluation.
• Solid proficiency with spreadsheets, email, and other construction industry software.

Preferred Qualifications

• Experience with AutoCAD (preferred but not required).
• Professional credentials such as Engineer in Training (EIT) and/or Associate Constructor (AC) (preferred but not required).
• Encouraged to pursue the DBIA Designated Design-Build Professional credential (not required for hire).
