About the role

Responsible for the execution of an Operations & Maintenance (O&M) account site(s) of data centers and new construction. The Construction Project Manager will oversee the operation of a fast-paced Steam Plant and associated equipment, including supervising subordinate personnel to ensure safe and efficient operation, maintenance, and repair of heating plant boilers and related systems.

Responsibilities

  • Connect with clients and the O&M team on all issues concerning contract execution.
  • Hire, train, and manage performance and scheduling of staff to fulfill O&M contractual obligations.
  • Coordinate corrective/disciplinary action and develop 24-hour work schedules.
  • Lead requisition and inventory of fuels, water treatment chemicals, supplies, equipment, and materials.
  • Develop and implement training programs, update training manuals, and maintain progress reports.
  • Develop and enforce safety procedures, procure safety equipment, and conduct compliance inspections.
  • Review daily shift logs and operation sheets; build and update policies and procedures.
  • Maintain personnel files on staff performance and work history.
  • Train and supervise maintenance staff, ensuring adherence to safety procedures.
  • Lead monthly preventative maintenance duties and supervise annual boiler tear-down, cleaning, and rebuild.
  • Coordinate the water treatment program, including regeneration of water softeners and chemical treatment.
  • Conduct annual inspections of boiler internals and watersides; coordinate with outside vendors for water treatment needs.
  • Provide standard management reports as required.
  • Be on call 24/7 for telephone assistance and emergency facility response.
  • Adhere to cost or overhead budgets and maintain/submit all required records and documents.
  • Conduct inspections to ensure efficient boiler operation and compliance with city, state, and federal licensing requirements.
  • Review all work to ensure performance aligns with established safety procedures.
  • Stay aligned with company policies and procedures; perform other duties as needed.

Requirements

  • Two-year technical degree or equivalent field experience.
  • Five or more years of experience in general maintenance work, preferably in an academic environment.
  • Validated leadership abilities with experience leading and training entry-level personnel.
  • Strong customer service skills and ability to engage at all levels.
  • Knowledge of Johnson Controls procedures and policies.
  • Commitment to working in a quality environment as a standout colleague.
  • Open to relocation.
  • Must have construction project management experience.
