Responsibilities

  • Act as the on-site project leader to plan, execute, and complete projects safely and cost-effectively.
  • Perform or delegate tasks including hardware design, system programming, installation coordination, system and network commissioning, and project closeout.
  • Manage the overall financial results of assigned projects, including costs, project billings, and collections.
  • Maintain customer satisfaction while ensuring profitable and accurate project financial results.
  • Actively pursue selling change orders and coordinate communication with customers during all project phases.
  • Ensure proper execution of warranty and provide work direction to subcontractors, electrical installers, technicians, designers, and administration.
  • Ensure compliance with AHJ (Authority Having Jurisdiction) and all applicable local, state, and federal legal requirements.
  • Adhere to and enforce all safety standards for Johnson Controls staff and subcontractors.
  • Design installation hardware and program software using established standards.
  • Communicate design and operation details to customers, staff, and subcontractors.
  • Evaluate contractual scope and impact of client-issued bulletins, field directives, and scheduling changes.
  • Manage material procurement, including selection, ordering, budget, and delivery schedules via web-based tools.
  • Secure pricing and availability from vendors, suppliers, and subcontractors, including scope, terms, and conditions.
  • Oversee subcontractor payment and billing processes.
  • Coordinate job site activities for panel and field device locations, ensuring compliance with standards.
  • Manage and complete system controller loading, verification, and commissioning; resolve functionality issues.
  • Provide accurate project as-built and commissioning documentation.
  • Manage project costs, billings, and collections to maintain profitability and positive cash flow.
  • Provide coaching, mentoring, and technical assistance to technicians, installers, and designers.
  • Communicate project status to management and provide monthly forecasts of revenue, costs, and gross margin.
  • Send warranty letters to customers upon project completion and ensure proper warranty execution.
  • Develop project plans and coordinate resources for timely and cost-effective project completion.
  • Conduct site-specific training for owners/operators on system operation and provide documentation.
  • Maintain long-term relationships with contractors, clients, consultants, and subcontractors.
  • Attend job progress meetings as required.
  • Coordinate with Project Engineers on bundled jobs to deliver cost-efficient solutions.
  • Follow all safety standards with a high regard for employee and subcontractor safety.

Requirements

For Controls Project Manager I:

  • Minimum of a technical associate's degree with two years of field experience or four years of equivalent related field experience.
  • Applicable experience in Access Control, Fire, Video, and/or systems design and commissioning.
  • Appropriate licensing, certifications, and relevant hands-on experience.
  • Ability to perform work independently.
  • Strong personal computer skills.
  • Knowledge of project accounting, costing principles, and contracting preferred.

For Controls Project Manager II:

  • All of the above with a minimum of a technical associate's degree with four years of field experience or six years of equivalent related field experience in the industry.

Pay

Hiring salary range: $67,900 - $93,400 (determined by education, experience, knowledge, skills, abilities, internal equity, and market alignment). This role includes a competitive bonus plan based on individual, group, and corporate performance, as well as a comprehensive benefits package.
