Essential Functions & Responsibilities

- Travel within assigned territory to meet new and existing customers in commercial and industrial facilities.
- Possess the ability to prospect, cold-call, and network to develop new service contract opportunities.
- Generate and qualify leads for maintenance agreements, inspections, and repair services.
- Conduct site visits to assess customer needs and identify service opportunities.
- Develop and present proposals for preventative maintenance agreements and service contracts.
- Negotiate pricing, scope, and contract terms with decision-makers to close sales.
- Build and maintain strong relationships with customers, vendors, and internal teams.
- Collaborate with other business units to identify cross-selling opportunities (BAS, mechanical projects, retrofits).
- Support renewal efforts to retain and grow existing maintenance agreements.
- Participate in training, sales meetings, and business development initiatives.
- Achieve or exceed assigned revenue, margin, and contract growth targets.
Requirements
- To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.
- High School Diploma or GED required; Bachelor’s Degree in Business, Engineering, or related field preferred 2–5 years of experience in HVAC, mechanical services, building automation, or service sales.
- Experience selling maintenance agreements, service contracts, or technical solutions in a commercial/industrial environment.
- Familiarity with HVAC systems, building automation systems, and mechanical equipment.
- Working knowledge of BAS platforms such as Johnson Controls, Siemens, or Honeywell (preferred).
- Proficiency in Microsoft Office (Excel, Word, Outlook) and CRM systems (e.g., BidTracer or similar).
- Strong understanding of sales processes including prospecting, pipeline management, and closing.
- Ability to read and interpret basic construction drawings, MEP plans, and service scopes.
- Strong communication, negotiation, and relationship-building skills.
- Financial acumen with an understanding of pricing, margins, and contract structures.
- Highly organized with the ability to manage multiple accounts and priorities.
- Self-motivated, goal-oriented, and able to work independently.
- Valid driver’s license with a clean driving record.
- Able to travel regularly within assigned territory.
