About the role

Reporting to the Manager, Daily Valuation & NAV Accounting, this role supports our growing daily valuation services practice. You will work with institutional real estate clients, appraisers, valuation teams, and internal stakeholders to support NAV calculations and share-price reporting layered on top of quarterly real estate valuation processes. You will project net investment income and changes in property values, coordinate valuation updates throughout the quarter, investigate variances, and help ensure accurate, timely client deliverables. This is a specialized opportunity to work at the intersection of commercial real estate valuation, accounting, financial analysis, and analytics while contributing to the continued growth of an evolving service offering. This role is open to candidates anywhere in the United States, preferably Chicago.

Responsibilities

  • Support daily valuation and NAV calculations. You will review financial information, property values, debt positions, equity calculations, and working capital adjustments to support daily NAV reporting. You will work primarily in Excel and use accounting system outputs and other financial data to help ensure accurate and timely valuation reporting.
  • Coordinate valuation updates. You will work with appraisers, engagement teams, clients, and other stakeholders to collect and incorporate updated property valuations and other information as it becomes available. You will help track changes throughout the quarter and understand how they affect NAV and share-price calculations.
  • Support material event analysis. You will help identify and assess events such as new leases, bankruptcies, and other significant market or property developments that may affect valuation. Working with clients, appraisers, and internal teams, you will help incorporate relevant information into the daily valuation process.
  • Own assigned client engagements. You will take ownership of assigned daily valuation engagements, managing timelines, organizing information, tracking deliverables, and communicating with the teams and stakeholders involved. You will quickly develop the knowledge required to independently manage existing engagements and become a trusted point of contact for clients and internal teams.
  • Improve processes and build structure. You will review existing workflows, templates, and documentation to identify opportunities for standardization, automation, and improved efficiency. As the Daily Valuation Services practice continues to grow, you will contribute to building processes that make the work more scalable.
  • Help modernize the way we work. You will identify opportunities to improve, standardize, automate, and modernize existing workflows, templates, and processes. You will bring curiosity about emerging technologies, including AI, and help evaluate how new tools and approaches can improve efficiency, scalability, and quality.
  • Build expertise and contribute to the team. You will learn from experienced colleagues while developing your expertise in daily valuation and NAV accounting. Over time, you will have the opportunity to become a subject matter expert and take on increasing responsibility as the practice expands.

Qualifications

  • The accounting and valuation foundation. You bring experience in accounting, financial analysis, and commercial real estate, with an understanding of how property performance, debt, valuations, and other financial inputs affect NAV and investment reporting.
  • The analytical capability. You are comfortable interpreting complex financial information, identifying trends and variances, and using sound judgment to develop projections and recommendations. You bring strong Excel skills, including financial modelling, budgeting, and variance analysis.
  • The systems experience. You have worked with accounting or financial systems and can learn new tools and processes quickly. Experience with platforms such as Yardi, MRI, JD Edwards, or similar systems would be an asset.
  • The project management skills. You can manage multiple engagements and deadlines at the same time, create clear plans, identify at-risk deliverables, and communicate effectively when priorities or timelines change.
  • The communication style. You can build effective working relationships with clients, appraisers, colleagues, and stakeholders with different backgrounds and levels of technical expertise. You are comfortable interpreting requests, explaining complex information clearly, and coordinating work across multiple contributors.
  • The ownership mindset. You are a self-starter who takes initiative, works independently, and is comfortable operating in an evolving environment where processes are still being developed. You are energized by the opportunity to solve problems, recommend improvements, and take ownership of how work gets done. Experience coaching or mentoring others would be an asset.
  • The credentials. A CPA and/or MAI designation would be an asset, but is not required.

Pay

Compensation Range $60,000–$90,000 USD. The salary range listed reflects the base pay for this role at Altus Group and is provided where required by local regulations. Actual offers may differ based on experience, market conditions, and other relevant factors. The range does not include additional compensation such as bonuses, equity, benefits, or other incentives.
