Construction Project Scheduler

About the role

Zachary Piper Solutions is seeking a Project Scheduler to support large-scale commercial construction projects. The Project Scheduler will develop, maintain, and analyze integrated project schedules throughout the design and construction lifecycle while partnering with project teams to ensure projects remain on schedule and contractual milestones are achieved. This position is onsite in Greensboro, NC.

Responsibilities

• Develop, maintain, and update integrated project plans and Critical Path Method (CPM) schedules throughout the project lifecycle
• Prepare baseline schedules and schedule basis documents for approval by project stakeholders
• Analyze project schedules to identify impacts to critical path and near-critical activities
• Monitor schedule performance, deviations, and variances while recommending corrective actions
• Prepare schedule progress reports, schedule analysis, trending reports, and executive project updates
• Maintain documentation of scope changes, schedule trends, and project variances
• Review and validate schedule integrity, logic ties, float paths, and sequencing activities
• Evaluate project schedules from architects, engineers, subcontractors, vendors, and general contractors
• Analyze change orders for schedule impacts and recommend schedule recovery strategies
• Resource-load project schedules and support project forecasting activities
• Perform job site visits to validate construction progress against project schedules
• Facilitate project scheduling meetings and collaborate with project managers, construction teams, and clients
• Develop scheduling estimates and support proposal development for new projects
• Document project lessons learned and historical scheduling information to support future planning efforts
• Ensure customer satisfaction through proactive communication and schedule management

Requirements

• Bachelor's degree in Construction Management, Engineering, Architecture, Project Management, or a related field; equivalent experience will be considered
• 10+ years of experience as a Project Scheduler or Construction Scheduler supporting commercial construction or capital projects
• Strong experience developing and managing Critical Path Method (CPM) schedules
• Expert proficiency with Primavera P6 (Oracle Primavera)
• Experience using Microsoft Project, Microsoft Excel, Microsoft Word, and Microsoft Outlook
• Experience reviewing construction drawings, specifications, and contract documents
• Strong understanding of commercial construction methods, sequencing, scheduling principles, and constructability reviews
• Experience analyzing schedule impacts, delays, float, and change orders
• Excellent analytical, organizational, and communication skills
• Ability to facilitate project scheduling meetings and present schedule updates to project stakeholders

Preferred Qualifications

• Experience supporting infrastructure, healthcare, retail, institutional, or design-build construction projects
• Professional certifications including PMI, PSP (Planning & Scheduling Professional), AACE, CCM, AIC, or CFMA
• Experience with resource-loaded scheduling and earned value management
• Experience supporting multiple concurrent capital construction projects

Pay

Salary: $100,000 - $130,000
