Construction Project Manager I

About the role

Next 150 Construction is seeking a Project Manager to serve as the on-site project manager responsible for supporting the overall direction, completion, and financial outcome for various projects across the Midwest. Next 150 Construction, a wholly owned subsidiary of Gilbane, serves as the self-perform, equipment, and materials arm for Gilbane Building Company. Your role will be to help supervise and mentor the project staff, which may include multiple Project Engineers and Superintendents. This position will be on the job site every day and will be an integral part of the Next 150 project team, as well as the foundation of a growing organization beyond the project.

Responsibilities

• Provide leadership in motivating the project team and maintain a positive work environment
• Manage the project using established project controls and procedures
• Perform constructability and coordination reviews
• Communicate with construction manager, architects, and subcontractors related to project risk, timetables, costs/budgets, and change management
• Perform pre-construction planning, scheduling, estimating, and cost control
• Prepare monthly reports including cost, schedule, safety, cash flow, etc. for internal and/or external use
• Provide jobsite leadership in the area of safety and quality
• Prepare contingency plans for potential risks, expanding contractual services, and project profit
• Work closely with accounting to prepare and review billing
• Attend jobsite coordination meetings
• Work closely with onsite equipment planner and field crew for material and equipment planning and projections
• Work closely with field and labor crew on project planning and projections

Requirements

• BS or MS degree in Engineering or Construction Management
• 3-10 years of Project Management experience on projects valued at $50 million or larger
• Or equivalent combination of education and experience

Skills

• Strong technical and communication skills
• Ability to work in a team environment
• Knowledge of Procore, Bluebeam, and Microsoft Office (preferred)
• Experience coordinating trades and administering subcontracts
• Estimating experience preferred
• Experience working in a self-performing environment (having spent time working for a self-performing general contractor)
• Union experience a plus

Pay

The pay ranges from $100,000 to $155,000 plus benefits and retirement program, determined based on factors such as geographic location, skills, education, and experience of the applicant, as well as internal equity and alignment with the team.
