Key Responsibilities
- Oversee aspects of capital projects including planning, budgeting, contractor selection, scheduling, and execution.
- Ensure projects are completed on time, within budget, and to the required quality standards.
- Develop detailed project budgets, review estimates, and track expenses throughout the lifecycle of the project.
- Carefully coordinate frequent updates to internal teams, including Property Management and Accounting.
- Identify opportunities for cost savings while maintaining quality standards.
- Manage relationships with contractors, vendors, and subcontractors.
- Ensure that contracts are executed properly, timelines are adhered to, and quality expectations are met.
- Identify potential risks to project timelines and budgets.
- Develop mitigation strategies and resolve issues promptly to keep projects on track.
- Work closely with the investment, property management, and finance teams to align project goals with the firm’s overall business strategy.
- Ensure all projects comply with local building codes, zoning laws, and regulations.
- Communicate safety standards to on-site staff/contractors to ensure adherence to OSHA guidelines.
- Provide regular updates on project progress, budget status, and any potential delays or issues to department head and other stakeholders.
- Monitor construction quality and craftsmanship to ensure that final deliverables meet the company’s standards.
- Coincide with property management to ensure minimal disruption to existing tenants and staff.
Qualifications
- Bachelor's degree in Construction Management, Architecture, or a related field.
- Minimum of 5 years of experience in construction or development management.
- Strong understanding of construction methods, contract negotiation, project scheduling, and budgeting/value-engineering.
- Specific project experience with renovating existing buildings, particularly multi-family residential, is preferred.
- Knowledge of relevant local, state, and federal building codes and regulations.
- Exceptional organizational, communication, and leadership skills.
- Ability to work under pressure, manage multiple projects simultaneously, and meet deadlines.
- Proficiency with project management software (e.g., Smartsheets) and Microsoft Office Suite.
- Strong problem-solving skills, ability to pivot quickly, and attention to detail.
- Willingness to travel as needed (approx. 25%).
