Construction Project Manager

Responsibilities

• Lead project set-up and management:
  • Ensure adequate turnover of information from Estimating.
  • Develop budget for management review and approval.
  • Develop field and shop labor control documents for management review and approval.
  • Negotiate best responsible buyout of equipment and materials, gain required approval through established submittal process, and provide submittal information to all departments supporting the project.
  • Set up a detailed project handoff meeting, including providing the foreman with a complete set of contract drawings, specifications, budgets, field control documents, procurement log, and detailed schedule with a manpower plan based on estimate.
• Manpower planning:
  • Coordinate with field superintendent on manpower needs and update the manpower planning document weekly.
  • Attend all project planning and scheduling meetings.
• Manage the procurement process to ensure materials and equipment are scheduled, tracked, and delivered on time for field installation.
• Build lifelong partnerships by nurturing and enhancing relationships with current and past customers.
• Subcontractor management:
  • Select qualified subcontractors to perform specific scopes of work.
  • Ensure all subcontractors have an updated Master trade agreement and subcontract specific to the scope of work they are to perform.
• Act with integrity:
  • Receive, review, and understand contractual responsibilities and those of others.
  • Work with customers to clarify scope items outside of contract to avoid company absorbing costs.
  • Know when to address changes and added scope.
• Review weekly field and shop labor control documents and update weekly productivity forms.
• Report during weekly internal project meetings and take necessary actions to reverse negative trends.
• Perform monthly safety audits for each assigned project and send to safety director.
• Review daily reports uploaded by foremen in Autodesk Build and perform daily safety reports when on jobsite.
• Put people first by ensuring company and project safety requirements are understood and followed by all.
• Provide leadership, mentorship, and oversight to all employees.
• Challenge the ordinary by supporting and developing the company’s continuous improvement philosophy and process:
  • Provide input to continuously improve and enhance all company functions, including labor planning, tracking, and productivity analysis.
  • Provide input on assigned field foremen and field crews for recognition, promotion, development, and discipline.
  • Participate fully in company training sessions.
  • Ensure company and project policies are followed.
• Generate submittals, write RFIs, process POs, and review, submit, and manage change order documents.

Requirements

• 3-5 years of experience in the construction industry and trades.
• OSHA 30 training required.
• Construction project experience and in-depth working knowledge of mechanical, sheet metal, and associated building methods.
• Working knowledge of basic principles of business regarding project oversight and budgeting.
• Proficient in MS Office Suite.
• Able to decipher and understand technical drawings, blueprints, manuals, and produce specification sheets, engineering, and architectural drawings and schematics.
• Advanced verbal and writing skills.

Work Environment
