Responsibilities

  • Project Planning and Preconstruction
  • Evaluate deferred maintenance needs and improvement opportunities across resort infrastructure
  • Develop project candidates for annual capital planning
  • Evaluate project feasibility and develop preliminary budgets and schedule analysis
  • Coordinate with resort department end-users to define project programming, ensure alignment with operational needs, and minimize disruption to resort operations
  • Solicit and select Contractors, Architects, and consultants, prepare bid packages and scope documents, and recommend award to the VP
  • Negotiate construction and design agreements on assigned projects
  • Provide ROI analysis as required by leadership
  • Manage permitting and entitlement for assigned projects

Self-Performed and Resort-Directed Construction

  • General contractor for projects contracted directly by the resort or self-performed by in-house craftsmen/craftwomen
  • Direct construction supervision on resort-directed work, including estimating, buyout, subcontractor solicitation and coordination, scheduling, material procurement, and quality control
  • Manage jobsite safety, access, staging, and day-to-day coordination with resort operations on self-performed work
  • Prepare, issue, and negotiate subcontracts and purchase orders on resort-directed work

Construction Administration

  • Oversee and quality control to ensure compliance with the Contract Documents
  • Day-to-day Architectural and Contractor contract administration for assigned project(s)
  • Monitor and evaluate construction costs, pay applications and change orders
  • Evaluate change order and claim entitlement against the contract
  • Coordinate Fixtures, Furniture and Equipment purchases and installation for projects
  • Provide construction cost and schedule recommendations to end-user groups
  • Develop and monitor assigned project schedules to ensure completion goals are met
  • Manage project punchlist (establish, track, monitor, sign off)
  • Provide monthly project reporting on all assigned projects

Project Closeout and Warranty

  • Lead project closeout procedures including Owner training, collection of as-built drawings, and warranty documentation
  • Manage warranty repairs through the warranty period
  • Lead post-mortem analysis meetings to track successes and identify areas for improvement
  • Contribute to ongoing best-practices strategies, tools, and processes for department excellence
  • Maintain and expand a library of project information including plans, costs, contractor performance, and outcomes to support future project planning

Qualifications

  • 7+ years of on-site construction management experience, preferably in resort, hospitality, commercial, or mixed-use development settings
  • Demonstrated experience acting as general contractor or superintendent on self-performed or owner-directed work, including estimating, buyout, and subcontractor management
  • Strong project management skills: planning, scheduling, budgeting, and risk management
  • Demonstrated ability to manage multiple concurrent projects of varying size across a complex, operating environment
  • Technical knowledge of building systems, infrastructure, architectural plans, construction processes, and applicable regulations
  • Strong cost estimating and budget management ability; able to assemble the cost and schedule inputs that support return-on-investment and feasibility analysis
  • Understanding of how construction activity affects resort operations and the guest experience, and the ability to plan and sequence work around both
  • Excellent communication and interpersonal skills; ability to collaborate with diverse internal stakeholders, contractors, and design teams
  • Working knowledge of construction contracts and standard industry forms (AIA, ConsensusDocs, or similar), with the ability to read, analyze, and negotiate terms independently
  • Negotiation skills; ability to reach agreement with contractors and consultants and to resolve disputes during performance
  • Problem-solving ability; skilled at identifying and resolving field-level and administrative issues that arise during design and construction
