About the role

The Project Manager is responsible for the overall leadership and management of construction projects, including administration, subcontracting, procurement, design management, client management, scheduling, documentation, cost management, and profitability. The role involves close collaboration with the Superintendent and serves as the primary liaison with the Client, Design Team, and subcontractors.

Project Manager I should be capable of managing projects ranging from approximately $5M to $20M in value and should have demonstrated success in an Assistant Project Manager role or equivalent.

Responsibilities

  • Review and assist with the project budget/estimate to ensure a complete understanding of scope and budget.
  • Establish project budget cost coding breakdown and enter into JDE.
  • Review subcontractor and vendor bids, perform procurement through de-scoping and interviewing, and collaborate with preconstruction and project teams.
  • Prepare detailed scopes of work for subcontractors and purchase orders, including schedule requirements and obligations, and execute formal agreements.
  • Ensure the Superintendent and all staff are familiar with subcontractor work scopes.
  • Conduct preconstruction meetings with subcontractors to cover project procedures, safety rules, contract document requirements, schedule, and quality expectations.
  • Develop a "rolling punch list" with the Superintendent to address substandard or deficient work items, aiming for a zero-punch list at project completion.
  • Oversee the construction and renovation of pharmaceutical manufacturing facilities, including those producing Active Pharmaceutical Ingredients (APIs), ensuring compliance with industry standards, GMP regulations, and FDA guidelines.
  • Coordinate with engineering teams to integrate specialized equipment and systems required for API production.
  • Ensure compliance with all contractual requirements outlined in the Owner's contract.
  • Collaborate with superiors to ensure proper project staffing and establish project procedures and execution plans.
  • Work with the Superintendent and subcontractors to prepare and update the detailed project schedule, ensuring it is incorporated into subcontracts and purchase orders.
  • Monitor critical path activities to keep the project on or ahead of schedule.
  • Assist the Superintendent in preparing "Work Completion Lists" when the project is 90% complete.
  • Establish and maintain the project document control system, including RFIs, shop drawing control, and management of the most current contract documents.
  • Oversee project communication and documentation, including filing systems, letters, emails, meeting minutes, correspondence, and reports.
  • Attend weekly subcontractor meetings, prepare meeting minutes, and follow up on action items.
  • Lead or participate in Owner/Architect meetings, including preparing minutes and documentation.
  • Manage all aspects of cost and profitability, including change orders, internal cost coding, profitability analysis, and cost expenditure reviews.
  • Approve subcontractor and vendor billings and invoices for payment after Superintendent approval.
  • Prepare and submit monthly billings to the Owner.
  • Monitor labor, material, and equipment costs with the Superintendent to maintain the budget.
  • Prepare monthly status and progress reports.
  • Review the safety program implemented on-site with the Superintendent to ensure compliance.
  • Develop client relationships for potential repeat business and participate in business development activities.
  • Provide leadership in the professional and career development of subordinates, including mentoring, training, and performance evaluations.
  • Maintain effective communication with clients to understand and meet their needs.
  • Perform all required closeout documentation.

Requirements

  • BS/BA degree in engineering, architecture, or construction management.
  • Minimum of five (5) years of experience in the construction industry, with at least two (2) years in the position of Assistant Project Manager or equivalent.
  • Proven prior success at the Assistant Project Manager level or equivalent, with the ability to operate at the Project Manager I level.

Skills

  • Sound understanding of the essential job functions, duties, and responsibilities of the Superintendent and a general understanding of the Senior Project Manager role.
  • Proficiency with JDE for profitability forecasting and reporting.
  • Strong planning and scheduling skills.
  • Expertise in cost control and management.
  • Leadership skills, including conflict resolution, negotiation techniques, and managing workforce diversity.

Physical Requirements

  • Ability to perform physical activities such as climbing, lifting, balancing, walking, and handling materials.
  • Capable of working in various weather conditions, including extreme heat and cold.
  • Ability to stand and walk for extended periods.
  • Ability to lift and carry up to 50 pounds.
