BluSky Restoration is looking for a construction Project Director to estimate, close sales, and manage restoration projects. This role is crucial to our success, combining sales, project oversight, and client relationship management.

About the Role

The Project Director is responsible for estimating and closing sales of restoration projects, then managing them through completion. You’ll work closely with owners and managers of commercial, multifamily, senior living, healthcare, hospitality, and residential properties damaged by disasters to develop cost estimates for restoration, renovation, environmental, and roofing services. As the "quarterback" of the project, you’ll ensure budgets and timelines stay on track.

Responsibilities

  • Sales & Revenue:
    • Meet or exceed monthly and yearly sales goals.
    • Negotiate and execute contracts for all BluSky services.
    • Convert opportunities into sales and track them in CRM systems.
    • Oversee revenue production to meet monthly goals, including deposit, progress, and final billings.
    • Collaborate with the project team on schedules and revenue reviews.
  • Profit Margins:
    • Develop and own project budgets to meet target margins.
    • Modify budgets as needed during the project.
    • Improve profitability through vendor selection, in-house labor, and material suppliers.
    • Monitor project costs to maintain margin integrity.
  • Accounts Receivable & Collections:
    • Set AR expectations with customers at the start of each project.
    • Understand invoicing, payment terms, and lien rights for each program.
    • Perform weekly collection calls and review A/R aging reports.
    • Maintain Days Sales Outstanding (DSO) at or below 75 days.
  • Business Development:
    • Close leads by working directly with clients and claims teams.
    • Document communication and curate files in BluSky’s CRM.
    • Attend two business development meetings per week with clients, adjusters, or consultants.
    • Participate in marketing events (luncheons, trade shows, award dinners).
    • Entertain clients to drive business and close sales.
    • Partner with the Business Development Manager and Vice President on sales pursuits.
  • Estimating:
    • Accurately sketch affected areas using Matterport technology.
    • Demonstrate proficiency in Time and Material (T&M) billing and Xactimate (justifying line items).
    • Estimate projects to meet target margins for each service.
  • Customer Satisfaction:
    • Maintain consistent weekly communication with all stakeholders (internal and external).
    • Set clear expectations with customers upfront.
    • Hold teams accountable for updates and project progress.
    • Check in with customers throughout the project and include all stakeholders in email threads.
  • Internal Coordination:
    • Mitigation:
      • Coordinate work authorizations for timely response.
      • Walk jobs with the technician team to define scope.
      • Share client feedback and scope changes.
      • Review daily T&M sheets with the operations team.
      • Conduct site visits to confirm completion meets client expectations.
    • Reconstruction:
      • Kick off projects by confirming scope, budget, and margin targets.
      • Maintain constant communication with the Project Manager (PM).
      • Work with the PM to submit timely change orders for approval.
      • Send weekly updates to stakeholders.
    • Business Development:
      • Communicate new opportunities to the Business Development Manager (BD) for timely entry into Salesforce.
      • Keep the BD included in all client email communication.
      • Update the BD on project changes and help maintain the Near-Term Opportunities (NTO) list.
    • Project Accountants:
      • Oversee completed work authorizations for entry into Vista.
      • Collaborate on invoicing and change order uploads.

Requirements

  • 5+ years of recent marketing, business development, or sales experience in restoration or construction, with a proven track record of sales growth.
  • Extensive construction estimating and/or large loss/catastrophe experience.
  • Ability to attend business development networking functions 2–3 evenings per week.
  • Intermediate-level Microsoft Office skills.
  • Experience with Xactimate or other estimating software preferred.
  • Familiarity with social media platforms like LinkedIn preferred.
  • Strong written and verbal communication skills.
  • Knowledge of project management, financial processes, and administration.
  • Strong business ethics, integrity, and ability to work autonomously.
  • OSHA 10 or 30, CPR, and First Aid certifications preferred.
  • Bachelor’s degree or equivalent experience related to the role preferred.

Travel

Minimal out-of-state travel is required. Some overnight travel may be expected for training, meetings, or jobs.

Pay

  • Base Salary: $70,000–$100,000 (depending on experience).
  • Commission: Uncapped potential, with On-Target Earnings (OTE) of $70,000–$200,000.

Work Environment

The role is primarily office-based with a quiet noise level. Some physical demands include:

  • Occasional lifting and/or moving up to 25 pounds.
  • Regular sitting, use of hands and fingers, reaching, talking, and hearing.
  • Frequent movement and walking around the office.
