Construction Portfolio Manager
About the role
Reporting to the Construction Portfolio Team Manager, the Construction Portfolio Manager is a credit-oriented position that supports the entire Construction Portfolio. This role engages with the full spectrum of construction projects underwritten and financed by Rockland Trust, using analytical, risk management, and administrative skills alongside general construction knowledge to assist the Construction Management Department in overseeing and managing the bank’s construction loan portfolio.
The Construction Portfolio Manager ensures all construction projects are adequately funded, remain in scope, stay on schedule, and that all construction loan advances are warranted by verified work in place. Performance reviews are prepared by the Construction Portfolio Team Manager with input from the Senior Credit Officer overseeing the Construction Department.
Responsibilities
- Learn and master Construct, the cloud-based construction application housing all commercial and residential construction loans.
- Review and set up small and large complex commercial loans on Construct, collaborating with Loan Officers to ensure all documentation is in place for efficient draw processing and timely fund disbursement.
- Create and maintain all Construct access IDs, add new relationships, and third-party inspectors in the administration module.
- Provide operational oversight and monitoring of the entire construction portfolio to validate project status and identify at-risk projects.
- Manage, prioritize, and assign project inspections and review workflows for the department while maintaining a positive customer experience.
- Coordinate and stage the Commercial Construction Management Department’s workflow cycle, including:
- Receipt and disposition of funding requisitions.
- Entering draw requests on the Construct platform.
- Assigning and scheduling field construction inspections.
- Ensuring the Construct platform is kept updated.
- Serving as the primary contact between the Construction Management Department and Loan Operations to ensure timely and accurate funding of approved draw requests.
- Communicate approved advances to the borrower and/or Loan Officer.
- Analyze loan documentation and construction documents, including the construction budget, to perform pre-closing reviews for commercial construction projects.
- Coordinate with third-party inspectors, including reviewing and approving feasibility and inspection reports.
- Approve construction advances based on third-party inspector recommendations, Construction Portfolio Manager assessment, and project budget evaluation.
- Serve as a primary point of contact between the Construction Management Team and Lending Centers, delivering resources to each lending team.
- Elevate concerns regarding construction project progress to superiors, including funding discrepancies, cost overruns, and dispute resolution between borrowers and the bank.
- Review and approve commercial construction funding requests.
- Calculate partial release quotes and monitor construction tracking of releases.
- Assist the Construction Portfolio Team Manager with construction-related quarter-end reports.
- Assist in audit documentation collection and review.
- Create title rundown lists and forward them to attorneys; review rundowns for notices of contract, mechanics liens, etc., and resolve issues with Loan Officers.
- Manage inquiries sent to the Construction group inbox and resolve problems by working directly with customers, lending teams, and credit colleagues.
- Perform other duties as assigned.
Qualifications
- Prior construction-related experience and/or general construction knowledge is preferred.
- Strong interest in deepening general construction and project management knowledge, with a willingness to learn from in-house staff and external resources.
- Ability to make independent recommendations based on analysis of third-party inspector reports, Loan Officer input, and borrower information.
- High level of attention to detail, accuracy, initiative, and ability to prioritize work.
- College degree and/or construction credit experience highly preferred.
- Strong analytical, time management, interpersonal, and communication skills.
- Team-oriented with the ability to work independently.
- Working knowledge of MS Office products, including Outlook, Word, and Excel.

Pay
Compensation for this role will be based on skills, experience, education, and internal equity. The salary range posted reflects the company’s good-faith estimate at the time of posting. Actual compensation may vary. In addition to base salary, certain positions may be eligible for commissions, incentive awards, or stipends.
